Twitter for Landlords and Property Managers

If you can breathe, you’ve probably heard of Twitter. You might even have a Twitter account, which you may or may not use. With its initial public offering this week (called the most anticipated stock debut of the year) Twitter is likely to become an even more prominent social media and advertising tool as investors seek to maximize profits from advertising revenue. Clearly, Twitter is going to be around for a while.

There are a couple of reasons why landlords and property managers should start using Twitter regularly. First, Twitter isn’t going anywhere, and knowing how to use Twitter will undoubtedly come in handy. Second, of all the social media platforms, Twitter is one of the easiest to use thanks to its message limit of 140 characters and simple, mobile phone-friendly interface. And third, Twitter is a great way to communicate useful information and reminders to your tenants.

While there’s lots of information about how to use Twitter on the Internet, there isn’t a ton of information about what to Tweet about–especially if you’re a landlord or property manager. The key to twitter is to post information that is “helpful in a friendly way” to your tenants. This means you shouldn’t post legal notices or reminders that rent is past due, but you should post useful information that might make your tenants’ lives easier, or maybe even more fun.

We thought it would be useful to give some specific ideas and inspiration, so here are fifty items of useful information your tenants might appreciate:

4. Local offers, coupons, or deals
5. Maintenance announcements or reminders

    Nice job! I like to see practical and useful information online and free for all. That will generate more interest, more often than anything I have seen so far.

    Philanthropy generates a lot of interest. That is old-fashioned but it still works. This develops contacts who are willing to go forward and for the right reasons. If any contacts prove bogus, you remove them.

    Causes which are popular seem to acquire a phenomenal following quickly. Everybody seems to be interested in working for good. I have a following on Twitter (a site I still like) from advocating for causes I have always been involved in. I had no idea that so many people had the same interests around the world.

    For agents in any field of real estate, this is an automatic way to increase the “sphere of influence”. Many people want to help others, anyway. This is an immediate way to help and at any time.

    This effort also beings in the kind of people you want to associate with and the kinds of customers you want instead of the kind you don’t want. Nonprofit efforts help filter out contacts you don’t want to associate with.

    Agents will find that the bulk of their new contacts want to be involved in productive and helpful work and for the best of all. Everybody has experience from working that will prove of value to someone else in need. This increases networking and your list of valuable contacts increases rapidly. For future business, that is a source of useful contacts for referrals.
