We have a policy in our lease agreement that limits guests to 10 days before we need to be notified. If they are long term, they need to be added to the lease.

Another thing to consider is that some states (at least) have a restriction on how many people can stay in a bedroom. If the restriction is 2 people, then you can only have 6 people in a 3 bedroom house.

Currently, our property management firm is seeing a slow but steady increase in the demand of property management. Our geographic market is a bit of an anomale, but we see our housing prices continue to rise, which is consistent with rental demand. Much of this, however, can be traced to the massive influx of new foreign-based property ownership here on the West Coast.

This trend is consistent in Canada as well, and in Vancouver in particular we see well over 25% of homes and properties being bought up by foreign cash buyers. The West Coast is a gateway to Asia, and it is no surprise that most of these buyers are stemming from nations within this continent. We're seeing more and more Asian-based investors coming to us for their property management needs.

Going above and beyond tenant screening also helps. Don't just get screening done. Call employers and past landlords and ask questions. Read everything.

Also make sure to specify what the deposit can be used for and who is responsible for what when things break. Take pictures of the property before tenants move in to have evidence if you have any issues of tenants claiming that the damages are prior.

If your are just doing a credit check the credit bureaus are the cheapest and best way to get it done. However many landlords also get eviction record searches and criminal record checks done. You generally get a better deal with a tenant screening site like http://www.tenantverification.com/ on a package then buying each separately from different sites.

In order to survive, many real estate brokers have had to re-evaluate their business model. I took a look at where we were at and what the market was doing and decided to focus our business around property management back in 2009 and that was one of the best decisions I could have made for our business.

For those real estate brokers that have been able to adapt, they are most likely doing well but those that haven't have closed or are struggling.
