I agree with three categories you identify, but I would add to the last one; updating it to be "You're Not Good at It or You Don't Like it". If you dread the tasks involved in managing your properties, then stop suffering and hire a property manager. I believe if you don't like managing your property, then you are probably not that good at it. In my experiences I've noticed that people who do not enjoy what they are doing, usually perform poorly.
