A large percentage of the people who work in property management are freelance employees who only do the work part time. As a real estate owner, you’ll need to determine whether you are comfortable hiring someone who is only available part-time or whether you need to hire a property manager that can commit to the work on a full-time basis.
Clues that you’ll need a property manager full time include:
- You own multiple properties and the property manager will be responsible for all of them.
- You seek a property manager who works off-site in his or her own office.
- You need a property manager that can handle more than just collecting rent but will also show the property, deal with contractors and take care of basic maintenance.
Clues that you can get by with a part-time property manager include:
- You only have one property that needs to be managed.
- You have a property with a low turnover rate and tenants that don’t complain frequently.
- You only expect your property manager to handle basic tasks that don’t take much time, such as collecting rent.
- You are providing the property manager with a place to stay on the site.
The property manager can do her job successfully whether she works part-time or full-time. The difference lies in what the nature and extent of her responsibilities is going to be. A smart real estate owner will think carefully about his own needs before determining which type of property manager to hire.
