A&G Property Service is your source for real estate services covering the San Antonio, Schertz, Cibolo, New Braunfels, Seguin and San Marcos areas. As a full service Property Management company we offer:
Property will be made available to over 3500 Realtors through the use of MLS, San Antonio's Multiple Listing Service, Central Texas MLS, and placed on AHRN the community-housing website designed to display your available properties to military members and families moving into a new area. Properties will also be marketed thru Craigslist, and various websites and through the use of flyers at the property.
- Tenant screening
Verified through National Tenant Network, tenants are screened for a good credit history, a criminal history inquiry, a reliable employment history with adequate income confirmed, an eviction search with the court system, and rental histories are verified.
- Regular property inspections
A&G will perform 3 interior property inspections. At the time of move in, mid-term of the lease, and move out/renewals, there is a complete written inspection of the property with the tenant. In addition to interior inspections a monthly drive by inspection of the property is done. Inspections may also be done on request.
- Financial reporting
Each month owners are provided a disbursement statement detailing all monies received and any payouts made on behalf of the owner. Owners also receive a copy of all paid invoices monthly. Annually, owners receive tax documentation and a detailed financial activity statement.
- Maintenance services
We bid repair work to independent contractors and vendors. Jobs are awarded to the most fiscally and technically proficient bidder. If repairs exceed $300 we will bid out the repair job and send the bids to you, the owner to select.
- Collections and evictions
Rents are due to our office by the 1st of the month and are late by the 5th. Late notices will be sent on the 6th and if immediate payment arrangements are not made, we will begin collection/eviction actions.
