Management Services

Property & Market Analysis
To ensure you receive optimal income from your rental investment, Assurance Realty will perform a Property and a Market Analysis. These analyses will allow us to determine the condition of the property and make recommendations for repairs and or improvements in order to position your property for a competitive advantage. The Market Analysis will ensure that the property is producing a fair market rent.

Marketing
In order to keep your investment property profitable, we use the following cost-effective marketing tools: Placing an attractive “For Lease” sign on your property, posting your property on our website as well as other rental websites, placing classified ads and utilizing tenant referrals.

Tenant Screening and Selection
Selecting the right tenant ensures timely rent payment and prevents losses due to property damage. Assurance Realty endeavors to protect your properties from problem residents by screening them thoroughly.

Tenant Relations
Occasionally tenant problems arise which require special conflict resolution skills. We have years of experience in resolving these issues. We are committed to following the letter and spirit of all Fair Housing Laws.

Rent Collection & Eviction
We aggressively pursue all delinquent rents. If a tenant is unable or unwilling to pay rent, we handle the entire eviction process.

Accounting and Financial Reporting
All owners’ funds will be held in a trust account at an FDIC insured bank. Tenants’ deposits will be held in a deposit escrow account at an FDIC insured bank. Bill paying service is available at no additional fee. We will provide a monthly income and expense statement and year-end reporting. Additional reports are available upon owner request.

Maintenance
We understand that maintenance costs are some of a property’s more controllable expenses, and can have a tremendous impact on the property’s value. By developing a preventive maintenance plan we can lower your property’s long term maintenance cost. Even with the best maintenance plan in place, occasionally emergency repairs will be required. We are available 24 hours a day 7 days a week to handle emergency maintenance calls.

Staffing
Assurance Realty does the hiring for properties that require an on-site staff. We hire using rigorous selection criteria. Once we have a professional staff in place we continually train and develop our team. By having a well developed and trained team of professionals, we provide optimal service for tenants.
