Least Amount Of Time: Our marketing secures a wide cross section of clients with various housing needs. Time between tenant occupancy is significantly reduced.

  • We will find qualified tenants by evaluating credit worthiness, housekeeping ability, and employment stability.
  • We will also screen, interview, and prepare all necessary documents.
  • We keep records of all receipts, expenses and charges.
  • Each month the owner receives a financial accounting of all moneys received and all moneys paid out.
  • Upon rental of property and vacating the property, an inspection is made to determine the condition of the property.
  • Should any damage occur, costs will be withheld from the tenants security deposit along with any unpaid utility charges, unpaid rent, etc.,.
  • Insure that the statues of the Washington State Landlord Tenant Act/Laws are properly adhered to by the tenant and the owners so as not to bring about any legal reproach to either party.
Apartment Management Services
  • Bookkeeping and accounting including aged accounts receivable.
  • Provide monthly and year-end financial statements.
  • Establish market rents by constant testing of the rental market.
  • Qualify tenants by evaluating credit worthiness, housekeeping ability and employment stability.
  • Collecting delinquent rents.
  • Establish an effective marketing program for the property.
  • Establish property rules and regulations and sending letters to those who do not comply with them.
  • Per agreement with property owner, negotiate and execute maintenance and service contracts.
  • Managing on-site personnel.
  • Develop a positive on-site between manager and residents.
  • Assist in the aquisition of insurance for the property.
  • Assist in the processing of insurance claims.
  • Keeping up with laws and court cases which may effect the property and the property owner.
Homeowner's Association Services
  • Bookkeeping and accounting including the annual budget.
  • Collecting assessments and delinquencies.
  • Working with Board approved attorney on collections.
  • Sending compliance letters to those who do not comply with the Declarations and rules of the Association.
  • Attending regular meetings (limited by proposal).
  • Prepare and distribute annual meeting notices, proxy requirements and an agenda for each meeting.
  • Negotiate and execute service contracts.
  • Assist in aquiring the necessary insurance for the common elements and the Association.
  • Assist in handling insurance claims.
  • Keeping up with laws and court cases which may effect homeowners.
  • Working with the Board to initiate a committee process within the Association.
  • To afford owners the opportunity for direct participation.
  • Provide owner lists from TRW (Assessor's Records).
