Our goal is to operate your property as efficiently as possible - to save you money! Rental Agreements are reviewed and usually updated to current legal standards. Service Contracts are also reviewed, such as trash, pool maintenance, and others. Invariably, our new clients pay too much for these recurring services. We review the contracts and compare the prices so your property runs efficiently and profitably.

Another important review includes the number of tenants in each Unit. Sometimes Owners are unaware that the tenants in a particular unit are not the same tenants listed in the rental agreement. For example, the rental agreement may have provided for 2 persons to occupy the property, when in fact there may be 3 or more occupying the same property. Under Los Angeles City Rent Control, Owners are allowed to increase the Rental Rate if the occupancy has increased. And we pursue this sort of increase for you!

We work hard to keep your Income UP!

Our Services additionally provide that we Collect Rent, process the Accounting and issue you a Detailed Computer Report, along with receipts, on a Monthly Basis.

If the Tenant has not paid their rent, as promised, then we pursue the late fee allowed in your rental agreement.

If the Tenant does not pay the Rent, we pursue collection by issuing a 3-Day Notice. This may lead to evicting the Tenant, and with the Attorney, we will represent you in the Court proceeding.

You do NOT have to go to Court!

We cover all mainstream issues that many Owners overlook, such as the Insurance Policy. We find that many Owners are not properly insured, not only by the amount of Insurance coverage but also by the Endorsements available that the Owner was not told about by their Insurance Agent. We review all Insurance Policies for this reason, which is part of our Preventative Maintenance Program.

We make every effort to protect you by anticipating a problem BEFORE it happens!
