Regarding our Leasing and Property Management Services:

Champion Realty

Leasing: Only 75% of one month's rent (min. of $750)

  • Providing creative marketing services for the home, including conducting a Comparative Market Analysis (CMA) on the property, where top rental rates and vacancy rates are evaluated. In addition, Champion will take high resolution photos of the property, which will be part of the marketing package placed on the Multiple Listing Service (MLS), as well as other real estate websites such as Zillow, Trulia and Realtor.com.
  • Placing of a lockbox on the property.
  • Showing the property to prospective tenants.
  • Requiring that prospective tenants complete a detailed application including information on employment, incomes and past rental history.
  • Performing a rigorous background check on the prospective tenant including a credit report, nationwide criminal record check, eviction report, sexual predator list and terrorist watch list. Champion Realty will also verify income and rental history as well.
  • Preparing the lease and obtaining the tenant's signature.
  • Providing the tenants the opportunity to complete a move-in condition / inventory form which will hold the tenant responsible for damages beyond normal wear and tear. Champion Realty recommends that the property owner make sure that the home is in good condition inside and out, in order for Champion Realty to attract great tenants and maximize the rental income for the property!
  • Providing the property owner with a 9-month guarantee on any tenant placed in the property by Champion Realty. If the tenant moves out of the home for whatever reason within the 9 months, Champion Realty will place a new tenant in the home at no additional cost to the property owner!

Property Management: Full-Service, Flat Fee Property Management for Only $90.00 per Month (Reduced to $70 for interior condos)

  • Performing an initial property evaluation of the property.
  • Collecting the security deposit and monthly rental payments. Security deposits, which are at least the 1 month's rent, are held in Champion Realty's trust account and are returned to the tenant within 30 days of vacating the property, provided there are no damages to the property.
  • Conducting routine property evaluations during tenant occupancy, including 4 exterior evaluations, 1 interior evaluation after 6 months of tenancy and 1 move-out inspection.
  • Providing 24-hour phone emergency service.
  • Coordinating all work order requests. We require that the property owner establish an owner's reserve with Champion Realty to cover the costs of minor repairs. The amount of this reserve is $250 for single-family homes and $150 (per unit) for multi-unit properties.
  • Paying of vendors from the owners' reserve account for repairs and required maintenance.
  • Providing the property owner a customized monthly income (profit and loss) report.
  • Providing the property owner access to their online account 24/7, which will show all revenues and expenses related to the property.
  • Providing ACH of payments to the property owner, which is issued on the 15th of each month or next business day, should the 15th fall on a weekend or holiday. This assumes that Champion Realty has received payment from the tenant.
