Our Services Include:
- Applicant Screening
Tenant screening is one of the most critical points of our property management. Applicant screening includes verification of credit, previous rental history, income, employment, personal references, and our overall impression of the prospective tenant.
We use the latest property management software and provide you with monthly owner disbursements, owner statements, year end statements, and Owner IRS 1099's. We process bill payment for all repairs and maintenance, and provide copies of the bills with your statement. We also offer direct deposit capabilities at no charge to you!
- Property Inspections
We keep up with the condition of your home by performing written move-in/ move-out inspections, as well as performing quarterly property inspections. We make our presence known to our tenants and keep you updated on the condition of your home so you'll know it's in good hands.
- Maintenance & Repairs
We provide on-call maintenance and repair contractors who offer competitive pricing and quality service. A large part of our staff is dedicated to making sure any repairs are handled swiftly, accurately, and with as little inconvenience to you and your tenant as possible. Estimates are also available upon request.
- Rent Collection & Legal Proceedings
We work diligently to make sure your rent is on time every month. We enter into a written lease with every tenant, collect rent, and forward proceeds on to you. If needed, we send late payment and eviction notices to delinquent tenants, and will initiate legal action against tenants on your behalf. Once delinquent, a tenant is required to pay a late fee, and all outstanding and subsequent rental payments must be paid with guaranteed funds in the form of a money order or cashier's check.
There are NO setup charges! We offer competitive management fees that are collected only on rental income received. We offer discounts to owners with 3 or more properties and re-evaluate rental amounts annually to keep up with the changing market. This process ensures that you are getting the largest return possible on your investment.
