He has the organization and systems in place to be available when needed and the business relationships with reputable contractors and vendors, to get the job done right.

    Scope of Services

    1. Accounting Services:

    Accounting services offered range from complete General Ledger accounting, to any part thereof, including lockbox monitoring, recording accounts receivable (including generating monthly statements), reimbursables, accounts payables, budget preparation, and serving default notices.

    2. Site Management:

    ECM's designated Property Manager will conduct site visits on an agreed upon scheduled interval and provide timely reports, identifying status of any new and ongoing issues .

    3. Contract Management:

    ECM will collaborate with owners to create a comprehensive contract(s) bidding strategy/process that includes: bid requirements, invitation to bid, scope of work, walkthroughs, bid review, and awarding of contract. (Contracts May Be Subject To Capital/Construction Project Fee)

    4. Personnel:

    All personnel shall be the sole employee if ECM or a designated, insured vendor, unless otherwise agreed upon in advance.
