MARKETING AND ADVERTISING
AREA Texas Realty promotes your listing to other realtors through the multiple listing service (MLS) and to the public. In addition, we do comprehensive online marketing to our extensive owner/tenant database.
From a simple touch up to a complete remodel, our qualified contractors will get your property ready for market.
Our screening process includes a credit check, employment and income verifications, rental references, evictions and criminal history reports.
Our property managers will prepare the lease, collect the first full month's rent and a security deposit equal to one month's rent. The manager will meet the tenant for a walk thru to turn over keys and answer any questions the tenant might have.
Our property managers will walk the property twice yearly along with frequent drive-bys. Managers will notify owners of any maintenance repairs that are needed.
Our maintenance staff is available 24/7. Property managers will coordinate all repairs and notify owners immediately. Our owners benefit from the relations we have with our vendors and the preferred pricing we receive. AREA Texas Realty does not add on to our vendor's invoices or have up charges for repairs. Owners are welcome to contact our contractors directly at any time. If you have your own contractor you prefer to use, AREA Texas Realty will work with them.
AREA Texas Realty has streamlined the rent collection process to insure the timely collection of rent. Our tenants can pay online via check, credit card or ACH.
Owners can access their account online 24/7 to see statements, invoices and reports. Owners can monitor when rents are received and funds are transferred. All owner funds will be sent via direct deposit by no later than the 10th of the month
