We provide Leasing, Property Management and Sales services to individual owners and investors of residential property. This is our niche and we have spent 10 years perfecting a business model to service this market. Leasing Process

  • Market Analysis
  • Professional photographs and hosted virtual tours
  • Distribution of online property profile across eight websites multiple times per week, Corporate Employer Outreach to IMF, World Bank, State Department, Walter Reed and network of embassies.
  • Multiple showing slots and open houses per week
  • Detailed Tenant Screening that includes credit, criminal, resident history, employment verifications, income to debt analysis and personal interview
  • Custom Lease Drafting
  • Security Deposit Management
  • Preparing the home to be Market Ready
  • Administrative setup to upload of all of your insurance, warranty info, service agreements, rules, utility structure and learn the charming quirks of the home

We charge a Locator Fee equal to one month's rent for successfully moving in a tenant for a 1-year lease. The following Locator Fee formula is utilized: (Number of Days in Lease/365) * First Month's rent.
If that tenant stays in the home year after year, NO additional Locator Fee is charged.

We charge 8% of the rent received/month as our Management Fee.

Online Web Portal

We also have a wonderful web portal where your home has its own web page allowing you to view all property forms, real time banking data, a history of all work orders performed and track leasing and marketing efforts at anytime. The design allows for a transparent platform that communicates to you in real-time so there are no surprises. We want you to always know what is happening but never feel like you have to get involved.
