Performance Properties, Inc. specializes in full service property management for single family homes, condominiums, small communities and commercial properties within the Portland Metro area. Our goal is to protect and manage your investment property so that we have a mutually profitable outcome. We are a service oriented company with a professional staff which includes four property managers with a combined 80+ years experience in property management.
Founded in 1987, Performance Properties, Inc. has weathered many changes in the property management industry. We are consistently updating our knowledge of new laws and procedures through our professional affiliations and by attending workshops and seminars. We are currently a proud member of NARPM – The National Association of Residential Property Managers.
We understand that communication with our owners and residents is an important aspect to building great working relationships; therefore, nine times out of ten a "live" representative will answer the phone during business hours. We are one of the only property management companies who offer tours of homes and commercial properties seven days per week resulting in faster residency and less vacancy loss.
- Rental Evaluation
We stay abreast of the rental market and are qualified to give you a current rental value for your property.
- Tenant Screening
We conduct a thorough background investigation including present and previous rental history, credit, criminal and civil checks and employment references.
- Rent Collection and Disbursements
Rental payments are due by the fifth of each month. If payments are late, collection notices are promptly mailed to the resident(s), and if necessary, eviction procedures are implemented as soon as the law allows. Rental proceeds are paid out on a monthly basis.
- Accounting and Reporting
Monthly bills such as utilities and association fees are paid. Owner distributions can be paid via direct deposit or mailed monthly. Each month you will receive a cash flow statement showing your month to date and year to date cash flow so that there are no surprises and you can file your end of year taxes with accurate information.
- Property Maintenance
Our long term relationships with responsible subcontractors as well as our own in-house maintenance staff, ensures that we can handle any repairs or maintenance you may require with quality workmanship and low prices. We also have an in-house maintenance technician on call 24 hours per day in case of emergency.
- Property Inspections
Completion of exterior/interior inspections, fire and safety inspections and Section 8 inspections are completed on an annual basis and/or upon request.
- Rental Procurement
Placement of a tenant in a vacant home including marketing, qualifying applicant, showing the home, drawing up the Rental Agreement, completing a detailed property condition report, and furnishing you with digital photographs of condition at move in.
- Tenant Retention Programs
We understand that it is important to retain tenants and avoid vacancies. We are available for dispute resolution, 24 hour emergency service, and we follow up on lease renewals prior to the end of the current lease.
