Take Over Management of Filled Units
We charge a flat rate administrative ‘set up’ fee for taking over management of units with residents already living in the premises. This fee includes, first month’s management fee, background check on current tenant (if applicable) and administrative costs. Please contact the office for further details. Management only option is subject to tenant and property review and approval by Real-Time Leasing.

How often will I receive statements?
Your monthly statement will be emailed to you on the 10th of each month, and your proceeds for that property will be directly deposited into your bank account . If the 10th falls on a weekend or holiday, your funds will be deposited on the next business day. At the end of each January, you will also receive a year end I/E statement itemizing each of your properties.
How do you handle maintenance issues?
We have our own maintenance department to take care of small repairs such as clogged toilets, drain problems, fuses or blown breakers, and more. They are also set up to resolve major problems that may arise. However, every now and then there may arise an issue that will require a certified technician, e.g: furnace repair, A/C repair or duct repair. In such instances, Real-Time Leasing will endeavor to call or email our owners informing them of those maintenance requirements.
Do you check up on the tenants often?
We try and schedule mid year walk throughs with the tenant at their home. We will then send any necessary reports to the owner providing them with details of the condition of the home . Any needed preventative maintenance and /or repairs are also noted in our database for that tenant’s future move out. If we discover problems that need immediate attention, we will determine who is to be billed - tenant or owner (normal wear and tear ) and schedule the necessary repairs.
How do you advertise?
We will place print ads, post signs outside the property (if applicable), advertise on our site, and post on several other online sites as well.
What happens if a tenant vacates within 2 months after they have been living in a unit?
Our placement fee guarantees placement for 3 months. If a tenant vacates within that 3 month period we will place another tenant and waive the placement fee.*
Placement and Monthly Management
We charge 50% of one month’s rent for tenant placement, a monthly management fee of the rent collected. This fee includes tenant location, background check (criminal, credit, rental history), administrative costs, key delivery, and all move-in procedures. We guarantee tenant placement for six months or we'll waive the next placement fee. This guarantees that we'll work hard for you, to fill and retain quality tenants.
Placement Only
We charge 100% for one month’s rent for tenant placement only, with no monthly management.
Management Only
We charge 35% of one month’s rent for account setup and a monthly management fee of the rent collected. Account setup fee includes, first month’s management fee, background check on current tenant (if applicable), and administrative costs. Management only option is subject to tenant and property review and approval by Real-Time Leasing.
Advertising
Yard Signs
History has shown that yard signs are the most effective form of advertising for rental properties. Real-Time Leasing provides signage for your property at no charge to you. This service also includes delivery, setup and removal of yard signs.
Online advertising
Another popular and effective form of advertising is web-based (online) advertising. We will list your property on many web sites that we have access to, in addition to our own. Online advertising has proven to bring in many leads and lets prospective tenants view pictures of the inside of your property.
Print advertising
Print advertising is another effective method to get your property noticed. We carefully determine which form of advertising will be most effective for your property and select the best. All ads are paid for by the owner. Prices will vary. Please consult your leasing agent for details and assistance with scheduling.

How often will I receive statements?
You will receive your monthly statement by the 10th of the following month, along with your proceeds for that property. At the end of each January, you will also receive a yearly I/E statement (for the previous year) with each of your properties itemized.
How do you handle maintenance issues?
We have our own maintenance men to take care of smaller issues, ie. clogged toilets, minor drain problems, fuses or breakers blown, etc. However, every now and then a major problem arises where we will need to call in a certified technician. You will ALWAYS receive a phone call from us informing you of maintenance occurances.
Do you check up on the tenants often?
We perform thorough walk throughs with the tenant at their home every 6 months. You and the tenant will receive a copy of our report within 7 days of the walkthrough. If we discover problems that need immediate attention we will address them within those 7 days.
How do you advertise?
We will place print ads, we post signs outside the property, we also advertise on our site and we will also post on other sites as well.
