Tenant Screening and Lease Completion
Once a renter is secured, we will begin the application processing, tenant screening, and executing the lease agreement, all on your behalf.

  • Tenant Screening includes: SSN Validation, Social Security Death Index Check, OFAC/Patriot Act Search, Evictions, Bankruptcies, Liens & Judgments, Criminal Records, Sex Offender Search
  • We will perform a pre-move-in inspection with the new tenant and a move-out inspection taking photos and notes that will be kept with the tenant file
  • We will provide both hard and digital copies of all paperwork for your recording keeping ease

Property Maintenance and Inspections
Making sure your real estate investments are profitable, well maintained and cared for is our top priority. Through our established vendor contacts and personal experience in home repair and maintenance we can assure our clients' that their properties are in the best condition possible.

  • Perform property evaluation and make recommendations for improvements or maintenance concerns for new clients.
  • Maintenance requests addressed 9AM-5PM, Monday-Friday via phone or by online request
  • 24 Hour Emergency Service

Landlord Accounting and Billing Services
We offer accurate accounting information to all of our property owners and renters by utilizing the latest in property management software. Our office and company web page are integrated in order to maintain easy processing of all transactions, rent payments, and vendor payments and assure the timely disbursements of landlord proceeds.

  • All accounts are accessible 24/7 through our exclusive owner portal on our website
  • We will provide monthly statements including property report and copies of paid invoices and year-end statements
  • We will invoice all tenants monthly to ensure their prompt payment of rent, late fees, and other outstanding charges
  • We offer bill pay for select bills at no additional charge

Rent Collection
Our goal is to always collect rents on time and release our clients' distributions. We do this by monthly statements to tenants, friendly reminders to habitually late payers, and limiting special requests for rent amounts or payment dates.
