Owners
At Rental Solutions, you can be assured that your investment is in good hands. After an initial consultation to determine your goals, our highly trained and licensed Agents will help you plan out a strategy to achieve them. While many times this is simply to get the highest rent possible while reducing overhead, there are instances when an owner is planning on selling, in which case we will implement different procedures to ensure that your property is attractive to buyers. Everything we do is modeled around meeting your needs.
Services
We are a full service property management company, meaning that we handle everything that you would if you were managing the unit yourself. Some of these services include:
- Strict adherence to Fair Housing and Hawaii's Landlord-Tenant Code,
- Market analysis to determine what a unit will likely rent for,
- While many times this is simply to get the highest rent possible while reducing overhead, there are instances when an owner is planning on selling, in which case we will implement different procedures to ensure that your property is attractive to buyers.
- A stringent tenant screening process,
- Executing up-to-date rental agreements with tenants and ensuring that any possible lease violations are dealt with expeditiously,
- Collect monthly rental proceeds and deliver detailed monthly accounting statements,
- Promptly follow up with delinquent tenants,
- Timely owner disbursements, which can be done electronically,
- File and pay owners’ General Excise Taxes (GET),
- Pay various monthly owner expenses from rental proceeds as detailed in the Management Agreement,
- Thorough property inspections,
- Fast response times by our Maintenance Department in bringing units to rent-ready condition, ongoing maintenance issues while tenant-occupied, and in assessing and completing necessary repairs with move-outs,
- Handling everything, so that you don't have to.
We strive to be one of the most affordable full service property management companies on the island. Services such as advertising and maintenance are done at cost without added mark-ups.
