Rent and Fee Collection
When it comes to rent collection, we run your property like a business. Rents are due on the 1st. Connecticut allows for a 9 day grace period. If rent arrives after the 10th, it is late and a fee will be charged. To aid tenants in making timely payments, we proactively email tenants monthly statements showing open balances, and call or text them friendly reminders. If rent is paid timely to RCW, we help tenants positively build their credit through our partnership with the credit bureau Experian.
We have well established relationships with quality vendors, who are licensed and insured. We've chosen them because they've shown us that they not only know how to fix the problem, but also how to provide a high level of service to our tenants.
RCW understands that emergency situations do arise and we provide 24-hour assistance should the need for maintenance occur after normal business hours.
Property owners can expect to receive a monthly, detailed report outlining income and expenses. An end-of-the-year comprehensive statement will also be provided for your tax records. In order to keep your financials secure, we use a state of the art portal system which communicates with your email. Anytime you wish to view your reports, visit the portal from anywhere with an internet connection, and enter in your email address. It is as simple as that!
