For Residential Income Properties

For a management fee between 3% and 10%, based on gross rents, A & E provides:

• Preparation of the annual budget and reserves.
• Detailed tenant screening with low eviction rates.
• All our properties have vacancy rates less than 1%.
• All bills paid on time.
• Thorough screening and hiring of your on-site personnel.
• Complete maintenance service with no profit to our company, or we will train and supervise your on-site personnel.
• Training to your on-site personnel in: office, safety, maintenance and emergency procedures, Fair Housing Law, Real Estate Law and tenant relations.
• Efficiency studies that will reduce expenses and increase income.
• Newsletters that inform the residents in different aspects of their community’s life.
• Risk management.
• An individual trust account for each property.
• Preparation and service of legal notices.
• Periodic comparative market analysis of current rental values.
• Testers for shopping your property to grade your on-site manager’s performance and the compliance to the Fair Housing Law.
• For any additional services, like court apearances, consultations, etc., our firm charges its regular clients a discounted fee of $60 per hour.
• Our staff is on duty to answer the phone on Saturday and Sunday, when it is most efficient to run a paper ad for a vacancy.
• The residents can pay the rent, establish direct deposit, submit maintenance requests directly on our web site, or call the office and request to debit their checking account.
