was formed to meet the property management needs of the owners of residential properties. Our vision is to bring you the highest level of expertise, service and professionalism.

The principals of Alliance are a collection of property owners, entrepreneurs, investors, and service professionals who together have over 40 years of experience managing residential properties.

We are committed to working closely with our clients to fully understand their investment goals for each property, and then to delivering to them a full offering of services that transform these goals into reality.

The Alliance Approach

The Alliance Approach is a set of operating procedures that covers all aspects of the property management process. From the time you start working with Alliance, we will manage your property the way you want it managed. The result: you will enjoy the same or increased cash flow while eliminating the time commitment of daily management. Specific areas of focus include:

Leasing

  • We screen prospective residents including credit investigation, previous Landlord/Tenant court history, banking references, employment verification, insurance and guarantor requirements.
  • We execute tenancy agreements using our custom-developed application and lease forms.
  • Comprehensive rental and marketing strategies are designed to capture maximum residential revenues both within regulated and deregulated markets.
Financial Management
  • We effect timely collection of receivables, computerized payment of disbursements, and monthly transfers of surplus funds to owner�s account.
  • Our proactive collections department keeps delinquencies to a minimum.
  • We present detailed annual operating and capital expense budgets with a three-year financial analysis.
  • We submit custom-designed, timely monthly and year-end financial reports to the owners.
  • We administer all aspects of realty tax and insurance, including insurance tendering, and claims management.
Building Administration
  • We hire, train, supervise and administer all personnel and building staff, where applicable (non-union and unionized environments).
  • We administer the payroll for the building staff, including income tax and benefits administration.
  • We conduct regular inventory control of all building chattels, equipment and supplies.
Building Maintenance
  • We perform complete repairs, maintenance and housekeeping required by ongoing operations and budget allocations. Our own "client-oriented" contract formats are used for janitorial, landscaping, laundry concessions, elevator maintenance, window cleaning, pest control, security and more.
  • We provide long-range capital planning, including renovation and rehabilitation studies, capital repair design, specification tendering, scheduling and administration.
  • We implement a tailored preventive maintenance program. We coordinate any large-scale renovation, rehabilitation projects or life-safety system retrofits.
Rent Control & Evictions

Alliance personnel make it their business to stay abreast of rent control ordinances and the ever changing world of landlord/tenant regulations. Our standardized credit review process, rental applications and leases eliminate many of the tenant problems that consume time and cost money. When an eviction or other legal proceeding is required, our staff can typically handle the matter from start to finish, with little or no inconvenience to you the owner.
