    Property Management Services

    AMMRE offers three standard property management service packages for single-family homes. Multi-family and large single-family portfolios management service packages are prepared upon request. If something your property requires is not listed in the packages discussed please let us know; we can often meet your needs.

    PLACEMENT OF RESIDENT: - Often combined with day-to-day management

    AMMRE has an impressive track record in placing quality residents. We attribute this success to our extensive marketing efforts, screening process and commitment to exceptional service. We believe the most important part of professional property management is finding a quality resident for your home.

    Showing the property to perspective residents. AMMRE accept calls and inquiries regarding your home. We arrange appointments and coordinate showings of your property.

    Extensive marketing program. Marketing venues include print media, internet, and an extensive referral base. Most important is our reputation. AMMRE is the best-known property management firm in the metro area. Our firm is recognized for quality homes and professional management practices.

    Resident Screening After a potential resident is located we conduct an extensive screening process. This process includes credit reports, reference checks and personal interviews, criminal background checks, etc.

    Complete negotiations and execute contracts. This service includes use of our proprietary leases and other documentation, collection of deposits and first months rent and resident handbook.

    Accounting for funds and dispersal to owner. Income and deposits sent to owner.

    STANDARD DAY-TO-DAY PROFESSIONAL MANAGEMENT:

    AMMRE will collect rents, deal with resident issues, periodically inspect the property and personally supervise the home. We provide the owner with an "arms length" relationship between them and the resident. We also keep our owners informed of important market trends and economic factors affecting the metro real estate market through the AMMRE Advisor newsletter and owner letters throughout the year

    By maintaining excellent relations with our residents and diligently caring for your property, we avoid most potential problems. Residents are informed of their responsibilities regarding your property and their contracts. We vigorously document all move-in and move out inspections and disperse resident deposits. We will quickly and professionally settle any problems that may arise during the lease or at move out, with our clients' interest in mind.

    If there is a problem, whether it is collecting rents or settling resident disputes, we will handle the situation appropriately. We are knowledgeable in the New Mexico Uniform Owner-Resident Relations Act and all the legal and contractual relationships involved in renting property. If necessary, we are prepared to make a court appearance.

    AMMRE utilizes quality control procedures and proven business practices in the management of your home. In addition to the routine management of your home one of our staff is on call 24 hours a day 365 days a year. Proper documentation and follow up procedures will greatly reduce the risks associated with owning rental property.

    We order and supervise normal maintenance for your property. AMMRE knows the most skilled and reliable maintenance personnel in the industy. The actual maintenance expenses for the home are the responsibility of the homeowner. Every effort is made to control maintenance costs while maintaining the integrity and value of the property. Problem reports are verified to eliminate unnecessary service calls. Maintenance that is the resident's responsibility or fault is billed to the resident. All maintenance personnel are properly licensed bonded and insured. Our staff oversees maintenance and contractors are not paid until all work is satisfactorily completed.

    We provide monthly and year-end statements for your rental income and expenses with documentation for expenses. Income checks and property statements are processed between the 15th and 20th of the month. Proceeds are normally directly deposited electronically to the owner. A complete statement of the property account and an income statement are provided each month. Owners can access their accounting information in real time through the owner login feature on our website.

    RESIDENT GUARANTEE PACKAGE:

    Sometimes owners wish to minimize rental risk. A standard day-to-day management package does not guarantee the performance of the resident. Residents, no matter how carefully the screening process, can leave the area to change jobs or have economic setbacks and subsequently not pay their rent. Personal problems, such as divorces, can arise during the lease period that result in uncharacteristic irresponsible behavior. Some people are very bad housekeepers and they were given good landlord references. If the resident does not pay their rent or cause cleaning or other damages greater than the deposit in a standard management contract the owner bares the cost. On request AMMRE will submit a proposal to the owner to shift the resident risk of non-payment of rent and damages to AMMRE. The cost for this shifting of risk is in addition to the cost of the day-to-day management cost.

    RATE SCHEDULE:

    AMMRE’s fees are very completive and are based on the services you request. Services are usually computed as a percentage of the rent, a flat fee, or a combination of both. The client controls the level and type of services. Services range from placement of resident only to or a combination of two or more packages. We would be happy to meet with you to quote a management package that fits your needs. All fees are subject to applicable gross receipt tax.
