About Us:

Beach Front Property Management, Inc. was founded in 1999 to provide owner quality 3rd party management to the growing portfolio of Beach Front Properties, LLC. Many of the properties being purchased were in terrible shape, needing both capital improvements as well as focused management. The management team became experts at repositioning troubled assets with a multi-pronged approach:

  • Identify crime issues (usually gang and drugs), good residents (keepers) and deferred maintenance.
  • Strategic Plan to turnaround the property including timelines for capital improvements in conjunction with the removal of the problem residents/visitors so to minimize vandalism on upgrades.
  • Involve appropriate outside agencies (police, probation, parole, fire marshals, code enforcement, Section 8) in their role in the repositioning.
  • Closely monitor the progress of the plan and make changes where necessary.

  • Keeping you informed of the rental rates for comparable units in your properties market.
  • Looking for ways to bring in more revenue such as negotiating laundry contracts, charging for parking, billing residents for utilities and damages, and raising the amount billed for late fees.

Expenses:

  • Inspecting everyone of your units at least once per year for preventative maintenance.
  • Sign your property up for programs (from utilities and municipalities) that offer weatherization and low energy materials.
  • Closely monitor subcontractors to make sure that the best deals have been negotiated. Because of the amount of units Beach Front Property Management, Inc. has under management, discounts have been negotiated. Most importantly, Beach Front Property Management, Inc. NEVER accepts referral fees (KICK BACKS) fron ANY subcontractors.
