Our services:
Marketing
As members of the Texas Association of Realtors we use the MLS (Multiple
Listing Service) covering all of North Texas which enables your property to
receive maximum exposure to various property locators. We also put up a ³For
Lease² sign, advertise on our website, put ads in local newspapers, and
market your property on virtually every online rental site. Due to our large
size we receive several phone calls and e-mails each day from prospective
tenants. We pride ourselves on quickly leasing our clients properties. Most
times, we have the property leased prior the the former tenant moving out,
thus maximizing occupancy and client cash flow.
Activity Reports
We keep detailed activity logs on your property. The number of ad calls,
showings, and comments from residents and agents are well documented to keep
you and BVC informed about the status of your property. This information is
extremely useful in determining what can be done to lease your property
faster.
Credit Checks
We provide thorough credit and background checks to screen and select
quality residents that will take care of your property and pay rent on time.
Financial Reports and Cash Flow
We provide impeccable financial and accounting services by providing
computerized monthly statements and direct deposit owner disbursements
between the 5th and 15th each month. Monthly financial statements and
quarterly reports enable BVC and clients to review budgets and develop joint
strategies to maximize each property's earning potential.
Maintenance
We employ several full-time maintenance technicians that are well trained in
a variety of trades. Since we handle virtually all maintenance internally we
are able to pass on the savings to our clients rather than contracting with
expensive professionals (ie. plumbers, electricians, etc.) Our property
managers are trained to quickly fix minor things that can prevent a
maintenance bill such as: flipping breakers, re-lighting pilot lights,
re-setting clogged disposals, etc. free of charge. As a courtesy to both
property owners and tenants we provide tenants a property care manual that
provides instructions and reminders to properly maintain the property.
Regular Inspections
We have regularly scheduled interior inspections as well as periodic
drive-by visits to make sure your property is being properly taken care of.
Recommendations regarding maintenance and improvements are passed on to the
owner following these inspections. Needed repairs are addressed by
maintenance professionals or referred to owners as requested. We are also
available 24/7 for emergency situations.

We allow our tenants to pay online as well as have the ability to
electronically distribute owner disbursements. We have an owner only section
of our website that enables owners to log on and see various detailed
financial reports in real time.
