Choosing a Management Company

Management companies differ greatly. Some have vacancy fees, outrageous fees for simple tasks like meeting contractors or coordinating utilities. Some management companies allow prospective tenants to view your home unattended through “key check out systems”, leaving you vulnerable to theft and lawsuits if someone is hurt. Another outrageous fee many companies have is a “Lease Renewal Fee”, basically they charge you when the tenants want to renew their lease even though the company does not really do any substantial work or take any risk. Some companies do not include routine inspections to make sure your property is being respected. Most charge a monthly percentage even though they do the same amount of work on a property rented at $1,500 as they do on a property rented for $750. It just doesn’t make sense.

We include inspections in our monthly service pricing, because part of being a good property manager is making sure the property is being respected. We have licensed realtors to show your home. Our average repair time is in hours not days, so tenants are more likely to renew their leases because they can count on good service. In general, we charge a fair price for a great service.
