PROPERTY MANAGEMENT SERVICES

Financial Reports

Our company will track your property asset and compile your financial reports for you. Our financial reports include a monthly and yearly statement highlighting rental income and any necessary expenses. Our services will also include printing late notices, leases, checks, 1099s and more than 120 financial and management reports.

Property Management Agreement

eRealty Services uses a standard management agreement provided by the Texas Association of Realtors. Our company strives to maximize your income by keeping your property rented. We use a number of proven techniques to market your vacant property too as many perspective tenants as possible.

Proven Marketing Techniques

We use company signs that are placed along the curb in front of the vacant property. The sign contains an informational flyer with a general description and amenities for the property. The information on the flyer will contain a contact number enabling the prospective tenant to contact someone 24hrs a day for any additional information or to request a showing. In addition, we will post the property on our website and post it on Craig's List.

The house should be priced to rent and not over priced. The longer it takes to rent the house, the less you’re going to make on your investment. On the other hand if it's not priced high enough it's also costing you money. Our job is to help you price it right, keep it occupied, and make sure your collecting a payment every month. If you’re not getting paid than were not getting paid.

One of the most important aspects to renting your property is selecting a qualified tenant. We verify every prospective tenant prior to move-in. The background verification includes references from past landlords, credit report information, driver’s license and a verification of the applicant’s employment and income.

Upon qualification of a tenant our staff will perform an initial inspection and fill out a residential lease and condition form. This form will contain any property discrepancies prior to the tenant moving in. Also, upon scheduled move out, we will perform an exit inspection and compare the two inspection forms.

If required during the lease term we can enter the property for repair, maintenance or preventive maintenance reasons. Also, while we are in the neighborhood we will drive by and take a look at the exterior of the house. If a tenant is taking care of the exterior, that’s a pretty good indication they are also taking care of the interior.

If something arises during the lease term and we consider it to be an emergency, we will contact you immediately. Otherwise you will be notified upon receipt of your monthly statement.

If for any reason the rental property is damaged during the lease period the security deposit collected prior to move in can be used for repairs. The security deposit is generally 70% of one month’s rent and can be used for any damages that were not documented on the initial inspection form and are not considered normal wear and tear.

Q. What type of rental properties do you manage?

We specialize in single family homes in and around Central Texas. We are currently accepting new management properties including condos, duplexes, four-plexes, and multi-family apartments.

Q. How will you get my house rented?

Our Company aggressively markets your home and carefully interviews all interested parties. We post for rent signs on the property with a 24 hour information number so drive-by prospects can find out immediately the price and size of your property and when it will be ready for move-in.

Other marketing tools include the local classified ads in the newspaper and Craig’s List. Ads will include our web address and a 7-days-a-week contact number for the leasing agent. Also, our available homes for rent in the Central Texas Area are posted online and updated regularly with photos, maps and complete details for the convenience of those searching for a new home.

Referrals and word of mouth - Current and past tenants, friends of our tenants, referrals from other agents and many others we network with.

Q. How do you find the best tenant for my property?

This is the single most important part of the successful management of rental property. All application processing is done by us in-house. In general, we look at an applicant's past behavior and assume their future behavior will be the same. An applicant must demonstrate a history of being a good, responsible tenant or homeowner as well as meeting industry standard financial criteria.

Q. How do you know if the tenant is taking good care of my home while it is rented?

This can be accomplished several ways. We may frequently drive by the front of the house to see if the lawn and outside of the house is presentable. If the tenants are taking good care of the outside, that’s a pretty good indication they are also taking care of the inside. In addition, we may choose to occasionally enter the property for repair or maintenance reasons during the lease term, and will use that opportunity to inspect the property. If no repairs are necessary on your property over an extended period of time, we may schedule a preventative maintenance walk-through to ensure the smoke alarms have batteries and there are no unreported problems at the property.

Q. What happens if the tenant does not pay their rent?

The rent is due on the 1st of each month. If the rent is not received by the 5th of the month we send late notices and charge a late fee. We will post an eviction notice before the 10th day of the month if payment is not received. If the tenant is consistently making late payments eviction is the best course of action and in your best interest.

Q. How does a tenant notify you when a maintenance request is required?

Most tenants fill out an online form on our website. For emergencies, tenants may leave a voicemail message on a phone that is monitored 24 hours a day. After we receive a repair request, we contact the tenant and ask them questions which will help us determine the exact nature of the problem before sending someone to the residence. Necessities like air conditioning, no hot water or heat, receive highest priority and are usually attended to the same day.

Q. If a maintenance visit is necessary how will I be charged?

We will collect a 300.00 maintenance fee that will be used for minor maintenance visits. If this money is used to address a maintenance issue you will be billed for the costs of the repair so the funds continue to be maintained at 300.00 dollars.
