Exit On Time Realty Our fee structure is very simple. We only charge 10% of the rent collected as a monthly fee and we only collect if the property is leased. We collect a $250.00 reserve fee for maintenance issues and then pay the bill up front for your convenience. You will see receipts and reimbursements to EXIT on the next month's bill. Many other property management companies will charge "misc. service fees" if extra leg work is needed and we do not mark up vendor bills for profit. We take pride in our straight-forward, honest approach to management.

We are completely automated with online rent collection, vendor bill pay and real time reports for your 24/7 availability.

MANAGEMENT SERVICES

We handle all aspects of maintaining or upgrading your property. Investment properties require top of the line service at a minimal cost to insure the highest return possible.

All day to day operations concerning the property, Monthly tenant billing, Rent collection, Monthly itemized owner statements, Year end accounting statements, and Resolve all repair issues (does not include actual cost of repairs)

We have extensive relationships with many tradesmen that offer us outstanding service at discounted prices.

24-hour tenant emergency service is a must and we offer it.

Monthly, a detailed history of repairs for your investment will be provided.

Regular property inspections are conducted to personally verify that your investment is being taken care of properly.

We pride ourselves in picking great tenants to begin with. Evictions are rare as well as other tenant problems such as late rent, bounced checks, etc.. This is due to proper tenant screening and direct communication, but we have to evict, we take care of it.

We handle all communication with the tenant.

We run a tri-merge credit report and a background check for every tenant at their expense.

Tenants are immediately directed to correct any HOA violations and we follow up at a later date to verify, personally, that it has been corrected.

When it comes time to sell your investment property, our brokerage will help make your sale or 1031 exchange as smooth as possible, including transitioning the tenant out of the property if necessary.
