Property Management Services
We recognize that successful property management is more than simply collecting rent. Rather, it is a specialization which combines many services.
Leasing & Marketing Expertise
- Properties are listed on the Internet via the MLS (www.har.com.) We get tremendous response from Realtors and prospective tenants searching the Internet for rentals
- A "For Lease" sign and lockbox is placed on the property during the last 30 days of the lease for a quick lease turnaround.
- Agents on call 24 hours to answer any leasing inquires
Depth Tenant Screening
- Personal interviews
- Check Credit Bureau, Employment, Landlords (current & pervious)
- Thorough Criminal Background Check
- Unlawful detained (eviction) history check
- After all information is assembled, the Property Manager reviews applicant's background with the property owner. It is the owner's ultimate decision whether to accept or reject the applicant.
Lease Renewals
- We charge 50% for our lease renewals.
- Current rental rates are evaluated prior to the lease expiration date. We will negotiate with the tenant to justify the rental increase by showing comparable rental rates.
Tenant Relations
- We respond quickly to tenant requests
- We send out letters thanking residents after leases are signed
- The entire staff works very hard to keep the residents you have, which means less turnover.
Vendors
- We have negotiated excellent pricing with the vendors, which are passed on to you, the property owner. This applies to any maintenance and total refurbishment as well.
- Our vendors are our eyes and ears of a property, and they alert us of any tenant neglect.
Maintenance Requests
- 24 hour emergency call system
- Fully enforce the policies and procedures set forth in the lease. If there is maintenance deductible, the vendor is instructed to collect deductible prior to any work is done. The only exception is in case of fire or flooding.
- We can "talk" a resident through many requests by telephone by giving them instructions, (example: Push the resent button on a garbage disposal or water heater. Also, check the breakers, maybe they have tripped.) This can save an owner an unnecessary trip charges or repairs.
- You will be notified of any repair over $100.00.
Inspections
Upon move-in and move-out of tenants, photographs are taken of your property and mailed to you.
Conduct periodic inspections of the property to make any recommendations to help maintain the properties physical or economic viability.
Conduct periodic inspections of the property to ensure tenant compliance with lease provisions.
Accounting
- Specialized property management software utilized to provide detailed computerized statements.
- Monthly statements that detail not only month to date totals, but year to date income and expenses as well.
- Year end summary and IRS Form 1099 reporting
- In addition, we can pay your yearly taxes, monthly mortgage, and/or monthly HOA fees at no extra charge.
- We provide copies of all invoices from vendors
Renal Collections
- Rents are all due on the 1st, late by the 5th.
- Late notices are generated by the 6th of the month.
- Telephone calls are made to residents at home and/or work.
- If necessary, vacate notices are sent out and evictions filed in the appropriate courts
- You will be notified if a resident has not paid in a timely basis
- Our goal is to get the tenant to pay. We will work with them all the while the eviction process is in action. We want to prevent the eviction if at all possible. This will reduce money lost during turnover.
Additional Services
- File Property Tax Protests annually
- File and coordinate insurance claims as needed
- Provide in depth market analysis of your property.
