Karl Holub, GRI, CRS
Karl Holub has resided in Houston for over 20 years. He is a graduate of Texas A&M University with a degree in Speech/Management. Karl was fortunate enough to turn his love and 10 year dedication to playing tennis into a tennis teaching career during and after college. A former U.S.P.T.A. tennis teaching professional, Karl was ranked in the top ten of Texas's Men’s Open Doubles division.
After leaving tennis, Karl began his real estate career in 1996 as an apartment locator and feels this background helps him to understand the lease markets in Houston. Six years ago, Karl's focus changed to international corporate relocation for companies such as ExxonMobil and Chase Bank. While Karl continues to concentrate his efforts on the Inner Loop/Near West areas of Houston, corporate relocation has given him the unique perspective of having sold & leased homes in just about every suburban neighborhood, including: Greatwood, Kingwood, Katy, Clear Lake, Friendswood, Sugarland, New Territory, Missouri City, Woodlands, Champions, Silverlake, and Copperfield. Karl's experience allows him to feel comfortable and confident helping his clients in any area of Houston. Karl began managing rental property for his family ten years ago, and decided to begin assisting other property owners and the general public in 1999 under the name-Holub Property Management.
Leasing Services
- Place highly visible sign at property
- Place property in MLS-Multiple Listing Service
- Answer sign, internet, and ad calls on property
- Show property to prospective tenants
- Process applications and thoroughly screen tenants including: credit, criminal, and previous landlord checks
- Prepare lease contract and collect all deposits
- Perform move in/move out inspections
- Property Management, leasing, sales
- Experience with Condos, Townhomes, Homes, High-rise, and Large Executive Properties.
Property Management
Property Management Functions
- Collect all rent payments
- Respond to calls for any repair, maintenance, concern, and/or complaint
- Schedule repairs by contractors in a timely and professional manner
- Review and pay repair and maintenance bills
- Review and pay HOA, high-rise, or condo/townhome association fees
- Review and pay insurance, mortgage, or property tax bills for owner
- Resolve issues and represent owner's interest with property managers from Condo, Townhome, High-rise or homeowner associations.
Accounting
- Provide owner with a detailed income/expense report on or before fifteenth of each month
Proceed Check Options
- Place proceeds check in the mail by seventh of each month
- Deposit proceeds check into owners local bank account by seventh of each month
- Maintain owner proceeds in escrow account
We do all the following "extras" for no extra charge:
- Perform Video taped home move-in & move out property condition tapes for manager and homeowner records
- We help "Stage" your property. We will show you how to place furniture and belongings to improve your properties overall appeal.
- Perform home introduction for tenant.
- Make additional copies of all keys for landlord, and property manager.
- Provide tenant with 12-36 pre-addressed postage paid envelopes.
- Provide tenant with 12 filters for air conditioning unit.
- Provide 9V batteries for smoke detectors & install them prior to move in
- Preform quarterly exterior/interior inspections of the property to prevent small repairs from growing into big repairs.
- ONE FEE ONLY- We never charge separately for any of the following-trip Charges, meeting contractors, lock-out fees, long Distance phone calls, postage, and/or marketing fees.
