Howard Management does not manage short term rentals
"HMG" provides services for owners of all rental properties, from multi-unit buildings to houses, condos, and small-unit buildings. Below is a list of the services offered by our company. We welcome the opportunity for a discussion of your needs and strategies for your particular properties.
FEES
Howard Management Group will pay all clerical fees. No hidden fees! Our fee ranges from 2.0% to 15% of gross rental receipts, depending on the type of building. We also offer flat rate management contracts. All contracts are on a month-to-month basis. Company-wide rental averages over a 98 occupancy rate. Each month a personalized letter regarding the status of the property can be distributed upon request.
RENTALS
Market rental survey and planning. Tenant screening via computer access to "TRW" or other similar services. Interviews with all prospective tenants. Rental collections. Periodic rent increases. Signs. Newspaper advertising. Rental advertising services. Move-In and Move-Out inspections. Lease negotiations.
COLLECTIONS
3-Day Notices to Pay or Quit. Evictions. Late fees and NSF charges. Negotiation of payment plans to avoid the unlawful detainer process.
MAINTENANCE
List of professional handymen, plumbers, electricians, roofers, painters, carpet cleaners, common area maintenance/cleaning companies.
BOOKKEEPING
All related computer-generated statements. All copies or original invoices sent with monthly statements.
RESIDENT MANAGERS
Excellent working relationships with all resident managers. Our resident managers take great pride in the buildings they are managing. On properties that are smaller in size and do not require a resident manager, a representative of Howard Management Group walks the property to make sure there are no problems with the building or grounds.
