Property Management
Financials
Count on J.B. Property Solutions to handle payment of all association bills in a timely manner. All bills are reviewed for accuracy and detail. Bills over a certain limit, usually nonoperating bills, are paid only after the Board's approval and sign off on the work rendered. In addition, we also prepare the annual budget and manage the association within budgetary limitations to help avoid unforeseen special assessments. J.B. Property Solutions also offers Reserves Management service.
We offer monthly comprehensive financial reports that include:
- Copies of bills paid for the month and all correspondence
- Income by unit and total
- Spreadsheet showing expense by category and total
- Budget reporting
- Budget vs. Actual year-to-date and by month
- Accounts receivable detail by unit with totals
- Easy to understand balance sheet
- Vendor expense report summary
J.B. Property Solutions handles the collection of all association dues by:
- Sending monthly invoices for dues via first class mail or e-mail (owner's choice)
- Electronic payment transfers available (Direct Payment)(for more info, visit our Client Resources page)
- Accepting all major credit cards (Visa, MasterCard, Discover, American Express)
- Providing a pre-addressed envelope for return mail payments
- Following up with delinquent owner(s) by sending letters and calling before sending to collection pursuant to M.G.L. 183A
Maintenance
Although we may use our own employees for routine maintenance, independent contractors who are not affiliated with the principals of J.B Property Solutions are also used. Bills are provided directly by the vendor for the services; there are no hidden or secret profits, or conflicts of interest. Vendors that we recommend provide competitive pricing, reliable service and quality work not only for the association but also for the owners. Safety, health and access control issues are handled with an immediate response.
Emergency Services
Emergency matters are addressed with an immediate response. An on call property
manager/company representative is available 24 hours a day, 7 days a week.
Capital Projects
At J.B. Property Solutions, we can assist you with your capital projects without charging a fee or percentage based upon the total cost. We can help you:
- Bid out capital improvement projects within our expertise or through the use of qualified consultants, if recommended or needed.
- Supervise the phases of the capital project or arrange for direct on-site supervision
- Assist in the negotiation of the contracts
- Maintain all documentation related to the project including diagrams, specifications, payment history, etc.
- Coordinate loans and provide alternative financing options for larger projects
