KRB Management, Inc. is an Orlando, Florida based property management firm experienced in all facets of rental community management and leasing. Presently KRB manages nearly 4,000 apartment units as well as commercial office space throughout Florida and North Carolina. KRB is experienced in the lease up of newly constructed sites, management of student housing communities and is HUD certified. Additionally, a wide variety of consulting, accounting, management and tax services are provided to selective clients.

Management Goal

The goal of KRB Management, Inc. is to enhance property value while maximizing income and minimizing expenses.

Innovative marketing techniques bring more qualified traffic to the community. Highly trained and motivated leasing consultants convert this traffic to stable, long-term residents who receive superior customer service. Income is increased by individually pricing units to market demand, improving collections and reducing resident turnover.

Property expenses are reduced by rigidly negotiating purchases, eliminating excess personnel, closely supervising on-site operations and training all on-site personnel on a continuous basis.

Detailed annual budgets are carefully prepared by incorporating normal operating expenses, deferred maintenance items and recommended capital improvements. The budgets provide assistance to insure only disbursements necessary to maintain and increase the value of the property are made.

Marketing

Professional apartment marketing does not just happen. It is created with knowledge of the customer we want to attract, the awareness of the competitive position of the property in the marketplace, and the talent to develop concepts that convert this knowledge into results.

The marketing program begins with effective advertising designed to attract people to the apartment site and promotions designed to retain tenants. A carefully planned program is tailored for each apartment community to establish the proper image and to attract the most qualified prospects at the least cost per closing.

The second phase of the marketing program is leasing, which encompasses qualification, presentation and closing. Through qualification, the prospect is properly screened as to character, credit and apartment requirements. The apartment is most effectively "sold" by our professional presentation. Through closing, the prospect is converted to a rent-paying resident.

Personnel

KRB Management, Inc. hires, trains and supervises all on site staff. Extensive background reviews are conducted including, but not limited to, criminal history investigations. Each on site management team is highly motivated and disciplined in attention to the details of daily operations. Our program also includes evaluating and continually training all on site personnel.

Maintenance

Because first impressions often say it all, KRB provides each apartment community with a customized maintenance program.

Maintenance standards are established and enforced for the buildings as well as the surrounding grounds. Continuous routine maintenance as well as special emergency assistance is provided. KRB's size and excellent payment reputation is a very effective tool for obtaining preferred customer prices from vendors. Our local purchasing power often allows us to obtain sizable discounts. All our managed properties benefit from a prescreened preferred discount vendor list. The list is used by all managers to save research and negotiation time as well as a great deal of money. Our experience in contract negotiation, budgeting and implementation of efficient cost control measures keeps expenses to the minimum without sacrificing quality or service.

Accounting

Each KRB apartment office has an on-site computer which is linked real time to our corporate office via high speed broadband internet connection. Our management software tracks cash receipts, leasing activity, traffic sources and prepares daily and monthly reports in minutes.

Fewer employees are needed on-site; collections are quickly monitored; and more time is available to spend on quality leasing results. Real time availability of data to our administrative office provides for timely evaluation for all on-site activity.

KRB professionally maintains organized and comprehensive records of all property data. We can provide cash and accrual financial reporting daily, weekly, monthly and yearly.

We have the ability of customizing our reports to meet the unique and specific requirements of each owner/investor.

Our services include, but are not limited to, maintenance of escrow and security deposit accounts, negotiation of insurance contracts, property tax reviews, analysis and review of proposed acquisitions and working with lenders on financing/refinancing.
