What We Do

KR Elite provides complete and extensive property management services, including detailed financial management, lease administration, marketing and advertising campaigns, procurement of services, preventive and recurring maintenance, emergency procedures, payroll services, and tenant relations management.

Management

Starting with our marking programs to secure a tenant, we require each potential tenant to complete an application, then follow up to verify their employment, rental history, and credit & criminal history. This helps assure that your property will have the best tenant possible.

KR Elite offer’s an array of services to create the best management for your needs and property by offering utilities paid, marketing programs, detailed accounting and more. We want to be able to maximize your time for more important things in your life by creating a virtually hands free, and stress free investment.

Tenant Relations

Having the best relationship we can with tenants and potential tenants is one of our key focuses. A happy tenant is a tenant for life. We want to maximize and enhance your investment, so we keep in close contact with the tenants. We offer special payment programs such as credit card payment. We offer lawn care, snow removal, cabal tv and other amenities. Well-taken care of tenants pays on time and takes care of properties.

Maintenance

KR Elite has maintenance professionals on hand for 24-hour service. We use bonded and insured contactors. Our main focus is to minimize maintenance cost and in a timely manner. We also provide yard care and snow removal.

Inspections

Before the property is leased, we do a through inspection including digital photos that are kept in your file. We assess any maintenance that needs to be completed before leasing.

After the property is leased. About every 90 days, we make a thorough inspection of your unit, both inside and outside. This helps us insure your property is being properly cared for.

Evictions / Collections

If rents are not paid by the 8th of the month, we begin the processes necessary to collect rents, late fees or evict tenants.

Accounting

Each month you will receive a financial statement or general ledger showing monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, tax information or other reports to you or your accountant.
