About Us

Mainlander Property Management is one of only eleven Property Management firms in the United States who have earned the prestigious designation of Certified Residential Management Company. The National Association of Residential Property Managers awarded this title after conducting a rigorous on-site audit of our management systems. Criterion examined included compliance with all local, state and federal regulations, as well as compulsory operation procedures enforced by our staff of experienced managers.

Mainlander finds the right tenant in a timely fashion by marketing your property effectively. We showcase your property in our newly redesigned website (www.mainlander.com). We advertise your property in the Oregonian. We dispatch information releases to over 3,600 relocation and real estate specialists. We provide detailed descriptions on our "Rental Hotline" available 24/7. Our Hotline receives over 5,000 calls per month and our website, over 12,000 "hits" per month. Our leasing agents are available six days a week to show your property.

Chris Hermanski, President, MPM (Master Property Manager)
Chris founded Mainlander in 1981, the same year he obtained his license. The company's steady growth has changed Chris' role from single-handedly running the ship, to encompass the current crew of 20. Instead of focusing on day-to-day operations, Chris now charts the company's long-term course. His current projects include implementing on-line systems to better serve our clients. He is also vigorously working within the industry to shape the future for property owners.

Bette Durham, Operations Manager, Broker
Bette has been a licensed professional since 1987 and came to Mainlander in 1996. Her responsibilities include the daily process and office function by overseeing the staff of Property Managers, Assistants and Leasing Agents. As a broker, she is qualified and trained to supervise licensees. In addition, she is the first person to meet with prospective owners interested in Mainlander's service.

Property Managers

Managers are selected for their proven experience and the variety of their expertise. Each manager heads a team consisting of an assistant and a leasing agent and is responsible for a portfolio of properties. This team is in charge of maintaining your property from leasing to maintenance to record keeping and everything in between.

As a member of the National Association of Residential Property Managers, Mainlander adheres to a strict code of ethics. We pledge to protect your property as though it were our own, turn problems into solutions, and generate a profit in keeping with the value of your property.

Our Services

Property Evaluation - Our staff is fully qualified in property values, local neighborhoods and rental markets to advise you on appropriate rental fees for your property. We are thoroughly trained in the inspection of every kind of investment property, from single family homes to duplexes and condominiums. With your approval, we bid and oversee the satisfactory completion of any required repairs.

Tenant Screening - We take a professional pride in finding qualified and quality tenants for your property. In the past few years we've averaged over 300 home rentals a year with an average vacancy of less that two weeks.

Legal Matters - A selection of appropriate standard or custom agreement forms provide legal protection for both you and your property.

Rent Collection and Dispersal - Rents are collected by the fifth day of each month. Rental proceeds and late fees are paid on a predetermined date. In the event of late payments, collection practices are started promptly and evictions, should they be necessary, are handled in a timely and efficient manner to reduce the chance of difficult or costly situations.

Record Keeping - Each month you will receive a detailed income and expense report. At the end of the year you are provided with a comprehensive statement for your tax records. You always know exactly where you stand regarding income and expenses.

Property Maintenance - Our extensive list of reliable, reasonable and responsible contractors can cover any repairs or maintenance your property may require. Should an emergency arise we provide 24 hour care.

IRS Residential Rental Expenses | Publication 527 - This part discusses expenses of renting property that you ordinarily can deduct from your rental income. It includes information on the expenses you can deduct if you rent a condominium or cooperative apartment, if you rent part of your property, or if you change your property to rental use. Depreciation, which you can also deduct from your rental income, is discussed later.
