Residential Property Management Services

Peter C. Meer, of Meer and Company, Inc. has been involved in property management for twenty years. This experience is used effectively in managing single family homes, duplexes, condominiums, townhomes and other types of residential housing. The major points of our management agreement are outlined below.

Property management includes:

  • leasing (normally on a one year basis)
  • ordering repairs
  • rent collections
  • eviction proceedings
  • payment of all expense items from rental stream
  • newspaper advertising
  • all other activities necessary to maintain the property
Cost of property management are:
  • 10% of the monthly rental charge
  • one half of one month's rent to lease the property, with a limit of no more than two such fees per calendar year
Reports and accounting procedures:
  • expenses are paid out of the monthly rental income
  • on the 25th of each month the remaining proceeds are sent to the owner, along with a recap of that month's activity as well as year to date figures
  • the owner pays the mortgage, taxes, insurance, and condominium fees
  • The management of rental property can be run on a business basis. Meer and Company, Inc. is set up to do just that. Tenants for Your Property
Perhaps the most critical step in managing residential property is finding the right tenant. In order to find that most desirable resident, the following procedure is utilized.
  • We present your property to the largest available rental market, including Internet listings.
  • We are always aware of current market conditions. This allows us to rent your property at its highest value.
  • Our computer system enables us to maintain and exhaustive list of all the features that make your property desirable and special.
  • We minimized any vacancy by advertising daily until it is rented. These ads appear in the Denver Post or The Denver Rocky Mountain News.
  • Prospective tenants are screened on the phone to be certain that they will meet the qualifications.
  • The property is shown to all qualified applicants and a rental application is taken.
  • Through our computer, we are able to search the appropriate credit bureau. Additionally, the service checks for felony arrest warrants and any past evictions. This application review process costs the owner nothing.
  • The applicant's landlord and current employer are called for references.
Maintenance for Your Property
An ounce of prevention is worth a pound of cure. We have a variety of systems in place to help insure that your property is well maintained at a reasonable cost.

  • During the summer months, the yards are checked (no charge to the owner) to be certain that grass and shrubs are being cared for.
  • In the case of houses, a letter is sent to neighbors advising them that Meer & Company, Inc. manages your property. In the event of any problems, we ask that they call us.
  • For a modest fee and time permitting, each property may be surveyed to determine if any maintenance needs to be done. This procedure allows us to determine if the tenants, contrary to the lease:
    • have allowed other individuals into the units
    • have brought pets into the unit; and
    • are operating a business in the unit
  • We have maintenance services available through reliable independent contractors.
  • We are able to provide reasonably priced vendors for all types of maintenance and repair work.
  • All vendors that service your property are covered by workers' compensation insurance.
  • Bills are not paid until work has been completed
    Accounting for Your Property
    Timely, accurate financial reports are critical in residential property management. Through the use of our computer system, as described below, we are able to insure a highly readable and accurate monthly report.

  • We utilize a widely used accounting system designed especially for residential property management. This system keeps an accurate record of every income and expense that affects your property.
  • Monthly reports show the current month and includes complete ledger detail.
  • Copies of any vendor bills are always included.
  • In compliance with IRS regulations, we issue 1099's.
  • In order to insure that the tenant's funds are good, the owner's reports and checks are mailed on the 25th of each month.
  • With December statement we include year-end reports.
