Our Property Management Division is ready to help discerning homeowners maintain their home both while they are here and away. We offer a full array of services that set Miloff Aubuchon Realty Group apart from the others. While these items are common and routine with most Property Management companies, Miloff Aubuchon Realty Group goes a step beyond what is typically expected. We will tailor a Property Management plan customized for you and your home.

Annual Rental Placement Program with Monthly Maintenance

Miloff Aubuchon Realty Group, Inc. will:

  • Interview and pre-screen prospective tenants.
    • Applicant Credit Report
    • Applicant Criminal Background Check
    • Applicant Employment Check
    • Applicant Rental History Check
  • List and show listed property to pre-screened potential tenants.
  • Provide Property Management Services to you up until the time we place a tenant, at no charge to you.
  • We show rental properties 7 days a week - We realize that often times renters seeking quality rental homes must have after hour or weekend appointments.
  • Prepare and execute an Attorney Prepared Florida lease.
  • Coordinate appropriate advertising.
  • Place appropriate "Lease" signage on property.
  • Collection of 1st months rent (pro-rated if applicable), Security Deposits & Last months rent when applicable.
    • Fill out "Notice of Holding Security Deposit" Form
  • Fill out "Move-In* & Move-Out" Inspection Sheets with Tenant.
  • Timely Rent Collection and Disbursement.
  • Handle collections if necessary.
  • Be a conduit between you and your tenant for communications.
    • Handle breakdowns of appliances, plumbing and mechanics.
    • Handle tenant complaints and problems.
    • Coordinate necessary repairs.
  • List your home on our rental web site.
    • Virtual tours available at extra cost.
  • Personal monthly checks of your rental unit after tenant has been placed.
    • Check condition of exterior lawn, pool, trees, watering, etc.
    • Notify any service providers if their service is not satisfactory.

Fees: 1 Month's rent (acquisition fee) then 12 % of monthly rent per month for above services or $150.00 whichever is less. Lease renewal processing fee $300.00

The extras make the difference.

  • Maintenance: If your home should require repairs, we can make recommendations for preferred service providers and oversee repairs on your behalf. 24 hour emergency service is our standard.

  • Insurance Claim Service: We will report and monitor any claims required by your property insurance carrier. If necessary, we will schedule and meet adjustors on your behalf.

  • Deliveries: We accept any mail or packages on your behalf at our office and will deliver them to your home when performing weekly checks.

  • Copying and faxing services: We offer faxing and copying services to our homeowners at our office.

  • Email retrieval service: Our homeowners are welcome to come into our office to retrieve their web-based email during normal business hours.

  • Communication: We encourage communication between the management company and our homeowners via phone, fax, and email. We will respond within 1 business day.

  • Bill Pay: We will make the necessary arrangements to pay any bills on your property including but not limited to utility, insurance, maintenance, mortgage payments and taxes.

  • Accounting: Every homeowner will receive a monthly statement showing activities on their properties.

Our personal guarantee to you, our valued customer, is that we follow through; when we say we will check your home, rest assured we will check your home with the utmost care. Property Management Services ensure peace of mind.

A personal check of your home includes the following:

  • Pick up your mail, newspapers and flyers so your home always appears lived in. Important mail such as bills can be forwarded to our office for payment.
  • Make certain your pool services are performed properly and monitor your pool system water leaks.
  • Check your screen enclosures for worn and torn screen panels.
  • Check locks on doors and windows to assure security of your home.
  • Verify your lighting and security systems are in working order.
  • Look for interior pests, insects, and mold.
  • Confirm personal vehicles left at the home are running properly so they will be functional when you return.
  • Make certain your air conditioning (HVAC) and humidistat is in operation and your furnace filter is clean.
  • Verify your carbon monoxide and smoke detection devices are functioning properly.
  • Check your home within 24 hours of tropical storms and hurricane conditions and notify you of damages. We will also visit your home before any severe weather conditions and arrange to secure your home from potential damage. This may include but not limited to closing/installing hurricane shutters and placing outdoor furniture indoors.
  • Check your plumbing, including:
    • Look for any leaks.
    • Run water in all sinks to prevent evaporation in sink traps.
    • Check for water intrusion.
    • Run disposal to prevent seizing.
    • Flush all toilets to prevent seal dry rot.
    • Check water softener.
    • Note: running water and flushing toilets also prevents back flow of sewer/septic gasses from entering your home.
  • Make certain all of your lawn care services are being properly completed, including:
    • Trees are properly groomed and fertilized.
    • Shrubs and bushes are healthy and trimmed.
    • Weeds are under control.
    • Lawn pests are under control.
    • Sprinkling system is functioning properly and leak free.
