M & J Property Management:
- conducts a full and detailed inspection of your property complete with a written report supported by photographs, if needed, prior to your tenant moving in. A copy of the report is given to your tenant to check, sign and return to us. This is the agreed condition of your property and is kept safely in our files until required again at the end of the lease.
- carries out inspections of your property at least every 120 days for the duration of the tenancy complete with reports sent to you..
- If on inspection we are unhappy with a tenant�s care of your property, we send them a letter with a Notice to Remedy Breach and re-inspect in two weeks. All inspections are reported to you.
- uses only our trusted tradespeople to carry out maintenance.
- follows up reports from our tradespeople who tell us if they see anything unusual when working on your property.
I want my property manager to have competitive fees.
M & J Property Management fees are generally as follows.
- One month's rent at the start of our services and 10% of collected rents thereafter.
- 5% supervision for sub-contracted repairs, maintenance or construction.
- $30.00 per hour for upkeep and maintenance services such as repairs, mowing and shoveling performed by M & J
- If tenants already occupy the property at the start of our services the fee will probably be reduced.
I want my property manager to make sure I'm getting the maximum fair rent for my property.
Setting rent is a matter of knowing what the market will bear in particular neighborhoods and the attractiveness of the rental in that neighborhood. This is one of the reason M & J Management narrows most of its focus into a concentrated area. Generally people are supprised when they hear what we are able to get fro rental fees because they generally set upward trends in motion. We look for clients who are interested in improving property values, not just collecting rents. Clients who follow our guidance in repair and maintenance issues will find their medium to long-term housing ROI to be much higher than they could otherwise expect.
I want my property manager to make sure I avoid common pitfalls
M & J Property Management has strict protocols to cover all the common pitfall areas. :
- Arrears
- Rent arrears are checked on a daily basis.
- A letter is sent and a phone call is made to a tenant in arrears.
- If required, a Notice to Remedy Breach is sent to the tenant by your property manager, followed by a notice to leave if the breach is not remedied.
- Eviction procedure is commenced if necessary. This is kept to a minimum because of our daily checking.
- Eviction occurs after a consultation with you covering Rental Arreas or any other violations of the Tenancy Agreement.
