- We attempt to show the potential tenant the property on the same day we are initially contacted.
Our Fees
- monthly management fee: $80 single family, $130 for duplex, $160 tri-plex, $200 four-plex, multifamily units will be quoted after consultation and inspection.
- lease up commission 40% of 1st months rent or $500 which ever is greater per tenancy.
- Rent up only (find a tenant only) 75% or $750 which ever is greater of first months rent

- thorough tenant application processing

- income verification
- unlawful detainer (eviction) check
- owner approval of all applications
Rental Income
- new tenants pay rent by EFT "Electronic Funds Transfer"
- receive rent from tenant by mail or personal payment
- post rents into computer
- run delinquency list on 7th of month
Maintenance
- tenant calls us for all repair request
- maintain maintenance log on all properties
- high quality maintenance with follow-up
- use of licensed and insured contractors only
- timely response to repair request
- 24 hour emergency service
Computerized Accounting
- detailed monthly statements are provided as well as original receipts for all expense items.
- year-end 1099 statements for tax purposes
- we pay if authorized - mortgages, insurance, taxes, utilities, etc. for you

- documents are prepared and faxed to attorney to start eviction process between 15th and 20th of the month
- we go to court on owners behalf.
