Silver Package: Basic Management Services
- Full management of your property
- Advertise and show vacant properties to maintain high occupancy levels
- Screen applicants using Qualification Guildlines
- Lease preparation and execution
- Collect rent and other charges
- Handle tenant disputes and commence eviction and/or collections actions as needed
- Pay all monthly bills including mortgage and contract payments
- Supply all necessary lease or rental agreements, rental applications, rental receipts, unit condition reports, and any other documents required to meet local, state and federal laws or other applicable statutes
- 24/7 Handyman Emergency Service
- Lawn care
- In-house maintenance and repairs at our wholesale price
- Semi-annual property inspection
- Monthly statements for all income and disbursements
- Reconcile bank accounts
- Year end statements and required tax documents including a 1099 form
- Perform annual lease review and recommend rent increases as market conditions permit
- Records maintenance
- Move-out reports
- Disburse all tenant deposit refunds and supplying required documentation
- On-line tenant payments, statements and client reports
- Other services requested by you the owner
