The Difference with Penmar Management

If your tenants don't pay their rent, we will: There is only one way we can offer you this guarantee and survive. We have to quickly find good tenants for your properties, carefully investigate their backgrounds, sign them to an iron clad rental agreement which protects your interests, and make sure each tenant understands your rules and the consequences for violating those rules. We also have to be good at enforcing strict rent payment policies and quickly evict any tenants who fail to pay their rent on time. Here are some other ways we stand accountable: If we don't return any of your calls within 8 business hours, or return anyone's emergency call about your property within 2 hours any time of day, or if we fail to send your Monthly Report by the 10th of the following month, or fail to send you the monthly cash balance from your account by the 5th of the following month, we will give you that month's service free. If we fail to send your mortgage payments on time, not only is that month free, but we will pay all late fees as well (some terms and conditions apply). If for any reason, you are unhappy with our services, you may cancel our management agreement simply by giving us 30 days written notice.

As for services and features: Penmar offers all the regular services you expect from a good management company plus we have some unique features such as, no charges for in-house maintenance and no mark-ups on sub-contractors, consistent performance through written and tested policies and procedures, standardized tenant screening to improve the quality of tenants and avoid illegal discrimination accusations, and tenant handbooks for each property to clarify issues and keep us out of courts.
