We will preview your property and using comparative rental data, we can suggest a competitive market rental price. This analysis allows for keeping the vacancy-rate low and an increased Return on Investment for your property. We can also offer suggestions to enhance the “rent-ability” of your property in order to keep vacancies at a minimum and ensuring top-dollar for rent.
Property Marketing
We offer extensive property marketing that includes online advertising through multiple websites at no additional cost to you. These online ads include detailed descriptions and multiple photos. We also utilize newspaper ads when necessary and property virtual tours are also available.
Property Showings
We will show your vacant property to prospective tenants after appropriate identification has taken place
Process Rental Applications
We will accept and process the rental applications as they are submitted and do so in a timely matter. We keep all records of applicants on file.
Screen Applicants Thoroughly
We perform extensive background, credit and criminal history screenings of each applicant. We also contact current and past landlords for rental history, search county records for previous evictions and verify employment. In addition to the thorough screenings, we require large security deposits.
Tenant Placement
Upon reviewing applications, we will place the most qualified tenant that has applied, collect appropriate funds, secure appropriate paperwork and contracts and over-see the move-in process.
Monthly Rent Collection
We will process monthly rent checks and take appropriate action for insufficient funds as necessary
- Coordinate Routine Maintenance and Repairs
- We will coordinate all property maintenance and repair requests with independent contractors at no additional cost to you or up charge like our competitors.
- Property Bill Payment
- We will pay property bills out of our Client Trust Account for your property as a complimentary service unlike many of our competitors.
- Monthly Property Accounting
- We will keep track of property Income and Expenses and forward the monthly statement to you. We also provide year-end financial owner statements.
Move-In/Move-Out Inspections
Upon tenant move-in, we perform a property walk-through and account for the condition of the property through digital pictures and written check-off lists. The move-out inspection offers the same services and is compared to the move-in report.
Tenant-Problem Solving
We instruct the tenants to call us with any problems, complaints or suggestions, not you! We are committed to investigating all problems and responding in the timeliest manner possible. We are committed to remediation of the situation with the least possible cost to the owner.
