  • We prepare and place ads in the appropriate newspapers.
  • We place a sign in front of the property.
  • A description of the property is placed on our phone service.
  • All leads are professionally pursued on a daily basis.
  • The property's best features are emphasized to each prospect.
SCREEN THE APPLICATIONS
  • We contact the applicant's employer and confirm his income.
  • We contact the applicant's landlord and verify his rental history.
  • We verify the applicant's credit report.
  • We confirm that the applicant has no prior evictions in California.
  • We confirm they have not written bad checks.
  • We contact your client, share our findings, and make our recomendations.
MOVE THE NEW TENANTS IN
  • We prepare all appropriate agreements and contracts.
  • We inspect the property with the tenant and document its condition at the time of move-in.
  • Move-in rent and deposit is collected in the form of a cashier's check.
COLLECT YOUR RENT
  • We pursue your client's rents until collected in full.
  • Negative payment trends are responded to before bad habits form.
  • We serve 3 day notices to pay rent as early as the 2nd day of the month.
  • Regular rent analysis and raises when appropriate.
MAINTAIN YOUR PROPERTY
  • We schedule and coordinate all work orders for repairs.
  • We supervise and inspect repairs and maintenance.
  • We monitor costs.
  • We perform regular physical inspections.
  • Your client is notified of all potential problems.
KEEP YOUR TENANT HAPPY
  • We treat tenants with professional respect and dignity.
  • We respond to work orders quickly.
  • We respond to tenant needs and questions promptly.
PAY ALL BILLS
  • Pay all authorized property expenses.
  • Pay owner's draw each month.

  • Owners receive a monthly summary of all expenses and income.
  • Owners receive an annual general ledger itemizing allexpenses and income.
