Progressive Homeowner Management, Inc. specializes in property management with a focus on single family homes, multi-family homes, condos and townhouses. We offer a variety of services geared to maintaining the integrity of your personal property or investment; paying careful attention to keeping your costs to a minimum and capitalizing income.
OCCUPIED HOMES SERVICES
"Gain the benefits of a Lessor and leave the headaches to us"
Our goal is to make you a passive owner by providing every maintenance, managerial, and financial requirement of a Landlord. Our OCCUPIED Services include ALL of the services listed below.
COST/FEE: 10% of monthly rents collected.
MANAGERIAL
When possible, meet personally with current tenant to establish a rapport and determine condition of property.
Reply to and initiate correspondence regarding property/tenant.
Make recommendations for repairs, if needed.
Initiate timely measures to market property for lease when it becomes available.
MAINTENANCE
Monitor tenant repair calls.
Coordinate all necessary repairs between vendors/tenants.
Move-out inspections.
FINANCIAL
Collect tenant rental payments.
Hold security deposits in escrow.
Administer lease extensions.
Prepare monthly financial statement detailing all income and expenditures with backup documentation.
Disburse rental monies at owner's direction.
Utilize industry leading, property management software.
Prepare year-end financial statement.
Prepare year-end tax documentation.
Prepare tenant security deposit dispositions.
UNOCCUPIED HOMES SERVICES
"From preparation, to marketing and completing the lease we can make the event painless"
Our goal is to make you a passive owner by providing every maintenance, managerial, and financial requirement of a Landlord from preparation of property to obtaining a tenant. Our UNOCCUPIED Services include ALL of the services listed below PLUS we help you obtain necessary realty services to lease your property when required.
COST/FEE: $50 to $150 @ mo.
LEASE FEE: NO CHARGE - Part of service.
BROKERAGE FEE: Lease Value divided by term of lease equals fee charged by realty brokers.

MANAGERIAL
Evaluation and cosmetic inspection of property with photo and/or video documentation and written report..
MAINTENANCE
Make recommendations for property improvement, if needed.
Obtain bids for owner and coordinate with vendors once approved by owner.
Inspect completed work.
FINANCIAL
Screen all prospective tenants via credit checks, rental and employment history, administer all phases of lease and lease extensions.
REALTY SERVICES
Will co-op with other realtors to get property leased.
When property is ready to be marketed: Obtain BPO (Brokers Price Opinion) list property with area broker, place ads in newspaper, post visible signs on property and/or where allowed in neighborhood.
HOME WATCH

This management service allows you the option of leaving your home and its belongings in tact for a specified amount of time without the potential hassles of moving furniture into storage, disconnecting utilities, or trying to find a house-sitter, for example. This is an invaluable service if you or someone you know is being transferred out of town on a short term work assignment.

Eviction
3-Day Notice to Vacate delivered to tenant.
FEE: $50 One-time fee
File a Forcible Detainer with the appropriate Precinct Court.
FEE: $275 One-time fee PLUS Court Cost
Attend scheduled court hearing for ruling on case.
FEE: $250 One-time fee
File a Writ with the same Precinct Court if tenant has still not abided by court ruling.
FEE: $50 One-time fee
Cosmetic Property Analysis
If you are interested in making an investment into Houston-Area property and do not live here in the city, we can video tape the property under consideration and its surrounding area to give you a feel for the property and location.
PHMI can report the "curb-appeal" of the property.
If you are not currently working with a Realtor, PHMI can put you in touch with a Realtor working the specific area of interest.
PHMI can make recommendations for cosmetic exterior repairs, if needed.
FEE: $250 One-time fee
