ABOUT OUR COMPANY
Promus Management is a California Corporation, established in 2001 as a commercial property affiliate of long established Sunrise Management and formally incorporated as Promus Property Management, Inc. in June, 2001. Promus Management is a privately held company. It is neither subordinate to a larger company nor does it have any subsidiaries.
Promus was formed to fill a niche in the Southern California property management market; to bring national credentials and a local commitment to service and to long term relationships to owners of commercial income property. We offer management and related services in the following geographic markets: San Diego, Orange, San Bernardino and Riverside Counties in California.
SPECIALIZATION
As the business of real estate has become increasingly sophisticated and the management of real estate more demanding, the top real estate managers have become specialists; experts in managing, leasing and selling particular types of property.
At Promus Management, our staff has broad experience across retail, industrial and office management. Our leasing and management programs, reporting structure, IT systems, marketing strategies, human resources and personnel development, operational policies and procedures have evolved to meet the specialized needs of these kinds of investments.
KNOW HOW
Lauri Greenblatt, President of Promus Management holds both the Certified Commercial Investment Member (CCIM) and the CERTIFIED PROPERTY MANAGERŪ designations. As a CCIM member, she is recognized as an expert in the disciplines of commercial and investment real estate. Only six percent of commercial real estate practitioners nationally hold this designation.
Along with two of the other principals of Promus Management, she is recognized as a CERTIFIED PROPERTY MANAGERŪ (CPMŪ) by the Institute of Real Estate Management. This elite qualification assures our clients that Promus Management adheres to IREM's stringent requirements for experience, technical expertise and integrity. In addition, as CPMŪs we have pledged to uphold IREM's formal Code of Ethics.
Promus is a member of the International Council of Shopping Centers. This affords access to up to the minute market information, timely data and retail industry news.

At Promus, we've managed, leased and sold commercial real estate for some of the most sophisticated, demanding investors in the country. But our heart - and our headquarters - are in Southern California. So while many management companies consider San Diego, Orange County and the Inland Empire second-tier markets - and allocate their resources accordingly - we give our clients and their investments, large and small, first-tier service.
At Promus Management, we have a clear vision and keen understanding of our priorities and values. We measure our success in terms of relationships. Our focus is on building and maintaining long term relationships, not on management transactions or amassing management portfolio.

The Promus Management philosophy emphasizes innovation, attention to detail and risk management. Our disciplined, committed staff employs well developed and constantly evolving systems for efficient administration and sound financial management along with a working knowledge of building construction based on many years of management and contracting experience.
Our management team is supported by sophisticated, experienced accounting, human resources, operations and maintenance and construction departments. We utilize the most advanced financial reporting and management information technology available, employing YARDI and SKYLINE Property Management software.
MAINTENANCE
The facilities maintenance and construction affiliate of Promus Management provide a high level of service across a range of disciplines at rates that are 20-30% lower than those charged in comparable trades and most importantly, provides these services when needed.
Our uniformed, professional technicians are radio dispatched, insured and trained in a wide range of skills appropriate to maximize commercial property operations. Our maintenance & construction department can meet your HVAC service and repair needs, providing experienced, EPA Certified HVAC technicians. They are a Licensed General Contractor in the state of California (lic. no. 605193) and train our technicians in environmental as well as technical issues specific to the property types we manage.
Over many years we have developed an extensive range of specialized maintenance resources. Those most appropriate can be used to meet each property's needs. This means that tenants enjoy timely, quality service and that we have the resources in place to assure the preservation of your assets in a cost-effective manner.
We can also provide tenant improvement services and/or oversight. We utilize the value engineering process to bring tenant improvement jobs in on time and on budget, with a minimum of disruption to the property. Our goal is to forge a strong relationship with the tenant during the TI process that will last throughout their tenancy. Construction management services are offered as a percentage of the total construction costs.
