Our family has been investing in las vegas since 1967. The real estate market has constant changes which affects our choices, strategy and the way we do business -with our tenants, owners, and our family. So we become different and flexible for each needed situation - which we pass along and share with all parties for the benefits of everyone. We want each tenant, owner or investor to reach their goals - whether it be to become a long term tenant or owner, to buy a home, acquire property, or sell off various property. We have been there and seen almost every type of situation. The staff at Property Services uses this valuable knowledge to help walk our clients through their own situations - relying on our experience, long term contacts, and continuing education! We will not "steal" your clients and can put this in writing. We do pay referral fees. Years of Experience: My father was a Real Estate broker handling rentals since 1967, which I helped with as a kid here in Las Vegas. I had my first rental and have been an active landlord since 1975. We are a small family business which tries to be efficient not famous. Most other managers have been doing this for only a few years - ask them!
Number of Properties: We manage about 100 houses and have room to grow. Some of the bigger companies have as many as 1,000 homes, which can cause them to lose sight of taking care of the many details this business entails. Each house account has to be "worked" on by someone or that owner can have many needless problems. We stay smaller on purpose so as to control each situation with more personal service. Big is not better in the Landlord business.
Types of Properties: Our accounts have included rents from $500 to $3,900 per month. We have managed homes in Painted Desert, Spring Valley, the Las Vegas Country Club, Spanish Oaks, Spanish Trails, the Lakes, Desert Shores, Summerlin, Red Rock Country Club, North Las Vegas, Henderson, Green Valley Ranch, and many other areas. Remember, "The quality of the property determines the quality of the tenant". The quality of the manager may be the most important factor, which helps determine if you make money, break even, or lose money with your property.
The Lease: Ours is 12 pages long with "teeth in it" with many clauses that protect the owner. It has been attorney reviewed. A "standard" lease or short lease has too many loopholes. We actually spend about two hours going over our "custom" lease with new tenants. Most managers spend less than 15 minutes going over their lease up papers. (We ask tenants all the time, "By the way, how long did your last landlord spend with you going over your lease?") We feel we are actually "loaning" someone an asset (like a bank) worth over $200,000 and so we take it seriously. Besides we train the tenants how to be "good" tenants which makes many problems go away or never even occur - because they know what to do in times of crisis and our education with them. Many tenants say it is the most thorough lease presentation that they have ever encountered and they appreciate it, as they now know exactly where they stand. They also say that they have never had anyone explain to them the owner and tenant's responsibilities. This is one of our "trade secrets" and advantages in this tough business.
Staff: Seven of us are now working at Property Services, Inc. Lisa is a past tenant who liked us so much as landlords the joined the company! Mark is a current Investor and homebuyer with George who became a Full Time Agent. Karen has now put in over twenty years of helping our family and the company's clients. Allan and Patrice are a dynamic full time husband and wife team. Paul is a full time Agent with a wide variety of experiences in many areas.
