We monitor and implement any new changes in landlord-tenant relations as prescribed by state or local laws. Our participation in the California Apartment Association keeps us on top of all state authored changes in the law and our expertise in local rent control regulations can save you time and money.
Our maintenance crew consists of employees who are covered by our workers compensation insurance policy. We also hire independent contractors as the need arises. We have a licensed contractor on our maintenance staff who can handle projects that require city permits when needed. Our mark-up on our maintenance services is minimal and covers the cost of supervision and payroll processing as well as communication expenses such as beepers for our 24 hour emergency service, car phones for our supervisors and maintenance of our shop. All resident repair requests receive prompt and courteous service. Our services help to reduce vacancies and decrease your total operating costs.
We also specialize in the implementation of local rent control laws so that we can maximize your rental income. Effective January 1, 1996 the State Legislature passed the Costa-Hawkins Bill that now allows for substantial rent increases to Berkeley properties upon voluntary vacancy and evictions for non-payment of rent. Easy Sales
PropertySmith Properties� Job 1 is professional property management. PropertySmith does not require an "exclusive right to sell" with its management contracts. In fact, our management contracts are month to month agreements. No long term contracts. If at some point during our management you are interested in selling through our brokerage services, we will work to provide you the maximum price for your property. Buyers and real estate agents in search of available properties commonly approach property management companies. We are members of the East Bay Multiple Listing Service which can further expedite your sale.
FEES
Professional property management is normally compensated on a fee basis, generally based on a percentage of gross revenue. All our services such as maintenance, management and real estate consulting, rent control consulting, evictions, payroll processing, IRS Form 1099 and 1096 processing, and computer assisted real estate projects are also available individually on a fee-for-service basis.
Some property owners may also seek professional advice on specific problems. PropertySmith can accommodate most of these owners through our management consulting services. Based on our experience in the real estate industry, PropertySmith can advise owners on ways to manage their properties to achieve maximum profits. Most consulting work relates to converting property to other uses or enhancing the investment through rehabilitation or modernization. At other times, owners who wish to buy, sell, or refinance property may request management plans, proposals, or budgets. Developers can call on PropertySmith to assist in determining the feasibility of a proposed project. Owners may also call on PropertySmith to recommend rental schedules, marketing programs, and leasing policies for proposed projects, or, to seek legal or tax advice on behalf of the owner. Owners who are faced with difficult tenant relations can also call upon us to negotiate and settle disputes. PropertySmith can accommodate most of these service requests for a negotiated or hourly fee.
All fees are subject to change and will be based upon receiving existing operating and expense data and an onsite evaluation of the property. Of critical importance to our takeover of the property is receiving from the owner a fully completed "Residential Property Takeover Checklist". PropertySmith Properties charges a one time account setup fee of 1/2 month�s management fee per property in the first month of management.
