About Us: Since 1989, the Realty Executives Fine Homes Property Management Team has been providing exceptional personal service in every aspect of our comprehensive business operation. The Realty Executives Property Management Team or ‘REPMT' is an industry-leading property management company in Nashville whose customers rely on our services to address and quickly resolve their real estate management issues.

REPMT is primarily focused on providing individual property owners and investors, both in state and out of state, with the finest in property management services at reasonable rates. We specialize in managing Executive Residences in Williamson County as well as luxury condominiums, town homes, and lofts in downtown Nashville. REPMT is Middle Tennessee's premier luxury property management company; we manage and lease properties throughout the greater Nashville area.

What our Management Services Cost: A $500 one time leasing fee per client and 10% of the gross monthly rents collected.

Is there an extra fee to get started? No. The only time there would be any up-front costs would be if the owner wishes us to arrange for and oversee improvements prior to leasing. These unique situations are negotiated on a case by case basis.

What our Management Services Include: It is our objective for every owner to be confident that their property is not only being well-managed and cared-for, but as one of his/her principle assets, is appreciating. Thus, our management services are quite comprehensive and include:

  • Presenting the property
  • Locating and showing the property to potential renters
  • Screening all applicants via a tri-merge credit pull and personal interview
  • Executing the lease
  • Collecting the rents
  • Producing a ‘state of your property' statement every month for the owner
  • Depositing the owner's net rental proceeds into their bank account and including a copy of the deposit receipt with their monthly statement
  • Maintaining the property
  • Making regular inspections and recommendations to the owner regarding maintenance items
  • Continuous analysis of current market rental rates to assure our clients are maximizing their income and profit potential
  • Provide market ready services for properties when residents move out, including painting, cleaning, repairs, and locating a new renter
  • Our Unique Manager Services: One of our clients once said, "You take care of my property like it was one of your own". That statement is true because as long as we have a property under management, it is one of our own properties. We are very "hands-on" managers; in fact, we make many of the small repairs ourselves and we do so with no charge to the owner.

Maintenance Professionals and Scheduling: We have a veritable stable of professionals who have worked for us for a considerable time. For example, our HVAC service has done all our HVAC work for over 20 years. These are all professionals who have proven records; do great work for a fair price, are responsive, and are people who we trust. We never "mark-up" any work that is done, we provide each owner with the original invoice. In the event a repair will cost more than $500, we acquire at least two bids and usually three.
