Revid Property Management, LLC was founded in March 2004 with the goal of providing the Memphis area with efficient cost effective property management services. We seek to provide tenants with a good home while preserving an individuals investment in the property.
Property Management Services
Tenant Selection
We will work to carefully select a tenant for your home. We base our criteria on past rental history, a review of the credit report, and income verification. We realize that by taking the time to select the right tenant, your home will be the beneficiary. We will handle the placement of all advertisements and all showings of the home through the use of various media outlets including print media, the Internet, and inclusion in our rental brochures. After coordinating a showing of the property to a prospective tenant, we will obtain information on our three criteria listed above. Our leasing manager reviews all potential tenant applications and presents candidates to our property managers for approval. Following approval, applicants are notified of our decision.
Following approval of a tenant, our office will work to coordinate a move in with the tenant. At this time our leasing manager will meet the prospective tenants at the residence and review all of our leasing documents. Tenants will be required to sign all applicable documents including leases, lease addendums, and damage charges that could be incurred if the property is not left in the condition it was rented in.
Tenant Management
- Rent Collection Services
We will take an active stance in ensuring collections are received in a timely fashion each month and transferred to you. Tenants who have not paid on a timely basis will be assessed late charges, that will be actively pursued by our office. We will promptly handle any problems that may be encountered in this area.
- Tenant Communication
We will handle communication from your tenants and handle each inquiry promptly. All maintenance requests will be fulfilled by our service department. General inquires will be handled on a case- by- case basis. Our job is to make your life easier by managing tenant affairs.
- Evictions and Move Out Services
Unfortunately, one of the problems that we face in our industry is handling tenants who do not pay their rent. Our first course of action is to work with the tenants to establish a payment schedule. Should this option not work, our office is prepared to handle all court proceedings and take care of all eviction related work. We will take care of the entire process from court appearances to removal of personal belongings from your property.
Bookkeeping and Financial Reporting
Our office will prepare detailed reports on a monthly basis listing both collections and expenditures pertaining to your property. We will work with you to prepare these statements in a form that will be easy to understand and will help in tax planning.
