About Jim Rock, GRI
Jim Rock has been a resident of the Houston area for over twenty years. He is a graduate of St. Edwards University in Austin, Texas and holds an MA in Sociology from the University of Houston. Prior to entering real estate, Jim held corporate management positions, and was responsible for major subcontract procurement.
After exiting the corporate word in 1994, Jim began his real estate career as an agent. He has worked at RE/MAX and Coldwell Banker. He has held a Texas Broker's license since 1997. Early in 2006, Jim opened his own company as an independent broker. In addition to listing and selling residential properties in several Houston neighborhoods and surrounding areas, Jim has done extensive work, primarily in the field of BPOs and CMAs for various loan servicing companies. This experience has provided him with a market cognizance for virtually all of the Houston Metropolitan Area, as well as several counties surrounding Houston. In addition to his property management experience, Jim has been responsible for the pre-marketing and marketing of several VA foreclosed properties.
Leasing Services
- Place a highly visible sign on the property
- List the property in the MLS-Multiple Listing Service
- List the property with the Centralized Showing Service
- Answer sign, internet and ad calls on the property
- Show property to prospective tenants
- Process applications and thoroughly screen tenants including: credit, criminal, and previous rental history
- Prepare lease contracts and collect all deposits
- Perform move in/move out inspections
- Property management, leasing, sales

Property Management
Property Management Functions
- Collect all rent payments
- Respond to calls for any repair, maintenance, concern and/or complaint
- Schedule repairs by contractors in a timely and professional manner
- Review and pay repair and maintenance bills
- Review and pay HOA, or condo/townhome association fees
- Review and pay insurance, mortgage, and property tax bills for owner
- Resolve issues and represent owner's interests with property managers from townhome, or homeowner associations
Accounting
- Provide owner with a detailed income/expense report on or before the 15th of each month
Rental Check Options
- Place proceeds check in the mail by the seventh of each month
- Deposit proceeds check into owner's local bank account by the seventh of each month
- Maintain owner proceeds in a trust account
The following services are provided at "no-cost."
- Have the home video taped for move-in and move-out condition, for the owner's records
- Provide a staging consultant for recommendations as to how to maximize the appeal of the home
- Provide the tenant with an introduction to the home
- Provide the tenant with twelve pre-addressed postage paid envelopes
- Provide the tenant with 12 months supply of filters (or more depending on number of units) for the HVAC system
- Ensure that all smoke detectors are functioning properly prior to moving in, and provide the tenant with replacement batteries
- Perform quarterly exterior/interior inspections of the property
