• Longer Hours- We answer telephone inquiries 24 hours a day, seven days a week

• Extended Showing hours- We will meet prospective tenants on site from 8 am until 8pm, seven days a week. This means your property has a higher chance of being rented more quickly and with 86 Realtors in our three offices there is always someone available for showings.

• Receive your money faster and with less hassle. We include at no charge direct deposit for any bank in any location plus statements emailed to you monthly. No waiting for the mail and no trips to the bank!

• We run a comprehensive background check including landlord, credit, criminal and employment. This is critical in obtaining the best tenant. We always verify the previous two years rental history, work history and of course their credit and criminal backgrounds. The checks are thorough and as such we are able to back up tenant placement decisions.

• We do not charge for representation in an eviction matter. Actually, because of how well we screen our tenants, if we placed the tenant, we will incur all legal costs for any eviction. No other company stands behind their screening process like ours.

• We provide advertising of your property through yard through a number of effective means. We utilize www.realtor.com, www.mysanantonio.com, www.narpm.com, www.exitnsa.com, www.rentals.com , www.rentalhomesplus.com, Automated Housing Referral Network (the official Department of Defense rental home site) www.ahrn.com and www.craigslist.com. With all of these sites, we maximize our exposure by always including comprehensive property descriptions as well as multiple photos. We also include yard signage and flyers.

• We only use Texas Association of Realtors leases and paperwork. Our 14 page lease is promulgated by attorneys and are designed to protect our company and our landlords. It also is extremely thorough in defining the rights of all parties involved so that there is no confusion.

• We are on call 24/7 for emergency contact

• We have a full line of approved vendors able to make repairs quickly. Because we always are looking to streamline costs, we are constantly evaluating all repairs and repair methods. As members of the Greater San Antonio Builders Association, we also are well aware of new repair methods, the most efficient methods of completing repairs and the most efficient and cost effective contractors.

• There are no charges for coordinating and overseeing make readies and repairs.

• Our staff is bilingual to meet your needs as well as those of our current and prospective tenants.
