    Customer Service

    • Receptionist available to answer telephones during business hours
    • Emergency service available 24 hours per day, 365 days per year

    Financial Management

    • Collection and deposit of all common charges and assessments using bank lock box
    • Disbursement of all accounts payable within budget guidelines and Board approval
    • Generate all financials, i.e. general ledger, balance sheet, income statements, budget to actual, member receivables and members overdue
    • Coordinate with Association's CPA to prepare tax returns
    • Assist with budget preparation
    • Delinquency follow-up and coordination with legal counsel
    • Administration of Vendors and On-site Personnel

    Handle All Repair Requests

    • Inspect and supervise all contract work in accordance with job specifications
    • Obtain up to three (3) bids and negotiate contracts
    • Interview and screen for any on-site personnel and oversee / schedule such personnel
    • Assist in analyzing long-term reserve needs and make recommendations
    • Preventative maintenance programs
    • Affiliated maintenance company (SPM Maintenance and Construction) which can handle most types of repairs and needs
    • General Administration

    Maintain Files on Unit Owners And Tenants

    • Maintain files on Association documents
    • Advise the Board and initiate all general correspondence
    • Publish quarterly newsletter
    • Prepare general Resale Certificates
    • Attend Board Meetings and Annual Meeting
    • Handle all violations of the by-laws
    • Enforce all Rules and Regulations
    • Monthly Reporting
    • Report on the status of maintenance
    • Report on the status of finances
